The Director of Maintenance role is to plan, organize, develop, and direct the overall operation of the Department in accordance with current federal, state, and local standards, guidelines, and regulations governing a healthcare facility, and may be directed by the Administrator, to assure that the facility is maintained in a safe and comfortable manner. Director of Maintenance schedules and directly supervise department staff. Supervise the training of department staff. Participate in facility inspections and surveys made by government agencies, insurance companies, etc. Ensure staff coverage for the facility 24 hours/7 days/week (i.e. through on-call system). Ensure that outside contractors and service providers are supervised and complete work in accordance with work orders/contracts. Maintain inventory and records of supplies and equipment. Place orders for equipment and supplies as needed. Director of Maintenance assists in preparing Department’s budget for equipment, supplies, and labor. Assist in planning capital budget expenditures for the facility. Areas of responsibility includes HVAC system, plumbing, utilities, electrical, mechanical, carpentry, painting, generators, and other maintenance functions in and around facility.

Requirements

  • At least 5 years experience in maintenance/plant operations, preferably in a healthcare setting
  • At least 2 years experience in a maintenance/plant operations managerial/supervisory role.
  • Thorough knowledge of boilers, compressors, generators, and allied machinery, as well as the various mechanical, electrical, and plumbing systems.
  • Ability to plan and carry out programs in repair or new construction and/or installation.
  • Ability to direct others.
  • Knowledge of record keeping and cost estimating.
  • Ability to work well under pressure and be flexible.
  • Minimum High School Diploma or High School Equivalency
  • Ability to work cohesively with residents, families, and staff from various departments.
  • Proficient in Microsoft Office.
  • Excellent communication, organization, and customer service skills.

Nice To Haves

  • Graduate of a technical school for performance of general maintenance/facilities operations or specialty area (HVAC, plumbing, electrical, etc.), preferred.
