With your expertise in the real estate market and strategic mindset, you’ll source, negotiate, and close deals that align with our ambitious vision. Requirements

  • A tenacious individual with a bachelor’s degree in Real Estate, Business Administration, Finance, or a related field.
  • A seasoned professional with a minimum of 5 years in land acquisition, preferably within the homebuilding sector.
  • A well-connected leader with a robust network in the Dallas-Fort Worth real estate market.
  • A proven track record in successful land acquisitions and project management, showcasing your ability to close deals and lead teams.
  • An expert negotiator with exceptional analytical and problem-solving skills.
  • A master of Excel, PowerPoint, and Power BI using it as a tool to drive decisions and strategies.
  • A natural leader with outstanding communication and interpersonal skills.
  • A strong ability to solve practical and complex problems and deal with sensitive and confidential situations.
  • An ability to interact with municipalities in entitlement, zoning, platting, and development process.

Responsibilities

  • Strategic Land Acquisition & Visionary Site Evaluation:
  • Oversee the acquisition lifecycle end-to-end – from initial sourcing through closing – coordinating internal and external stakeholders.
  • Discover and evaluate land acquisition opportunities that will fuel our homebuilding goals.
  • Conduct in-depth market analysis using residential data platforms like Zonda and RSI to identify winning projects.
  • Assess potential sites, perform financial analyses, and determine viability and profitability, ensuring each project aligns with our vision and financial goals.
  • Manage and create for sale project proformas and CMAs to demonstrate viability and performance expectations on real estate acquisitions
  • Create BTR project pro formas (including absorption analysis) to evaluate viability and alignment with Company ROI thresholds.
  • Keep a pulse on market trends and our current land holdings, spotting gaps and opportunities for future acquisitions.
  • Skillful Negotiation & Thorough Due Diligence:
  • Lead the charge in identifying and securing land parcels, from initial negotiations to closing deals.
  • Navigate the complexities of contracts and amendments with the support of our legal team.
  • Guide projects through the critical entitlements process, coordinating with our Land Development team to manage zoning, planning, and municipal approvals.
  • Inspiring Project Leadership:
  • Spearhead cross-functional teams, collaborating with experts in land development, finance, sales, and marketing to craft compelling land packages.
  • Host and lead project meetings with teams, consultants, and municipalities to drive progress through the entitlement phase.
  • Drive weekly audits of acquisition projects and report pipeline status in land meetings.
  • Prepare and present project information in public meetings and hearings.
  • Anticipate challenges and proactively develop strategies to keep projects on track and moving forward.
  • Networking & Relationship Building:
  • Be the face of HistoryMaker Homes & ONM Living at industry events, forging strong relationships with brokers, developers, and key players in the real estate industry.
  • Leverage your network to uncover new opportunities and stay ahead of the competition.
