About The Position

The primary responsibility of the Director of Housing Operations is the overall management of the operations of a residence hall community. Areas of responsibility include, but are not limited to, fiscal oversight; rent collection and summer revenue, interpretation and enforcement of license policies; license plans development, implementation, and oversight; facility oversight; summer conference housing, and supervision of employees. The Director of Housing Operations will work in partnership with the University of Massachusetts Boston, who will be responsible for providing a residence life program for the facility.

Requirements

  • Bachelor’s degree required. Master's degree (M.A. or M.S.) in Student Personnel, Higher Education or Business or a related field of study is preferred.
  • Five to seven years of experience in Housing/Residence Life at a College or University progressively responsible experience in a higher education environment is required.
  • Experience working with undergraduate student populations.
  • A comprehensive understanding of student development and administrative operations including budgets, personnel, facilities, assignments, accounts payable, and billing.
  • Must possess strong interpersonal, communication (oral and written) skills, and computer competency.
  • Demonstrated understanding and strong commitment to cultural diversity. Experience in an urban/metropolitan University setting.
  • Strong communication and interpersonal skills with the ability to collaborate effectively with students, staff, and campus partners.
  • Proficiency with Microsoft Office and student housing management software.
  • Ability to operate standard office equipment (e.g., copier, computer, telephone).
  • Experience supervising full-time staff.
  • Strong attention to detail and organizational skills.
  • Ability to manage multiple tasks and competing priorities in a dynamic environment.
  • Ability to lift and/or move up to 35 pounds.
  • Ability to work on-campus in the office a minimum of 40 hours per week and actively participate in an after-hours on-call duty rotation, including the ability to respond to the University of Massachusetts - Boston campus within 30 minutes when on call. This role requires sound judgment, effective problem-solving skills, and confident decision-making in emergent situations.

Responsibilities

  • Provide leadership and program management for a student community of approximately 1000 beds at the University of Massachusetts, Boston.
  • Serve as primary contact for the University regarding all aspects of operations and facilities for the community.
  • Oversee rent collection and other revenue generation.
  • Collaborate with university partner to manage the excess financial aid process for qualified students.
  • Management of summer revenue and operations including, not limited to, marketing and contracting summer school licenses and conferences, rent and fee collection, and turn management.
  • Coordinate regular opportunities for COCM and Housing and Residence Life to communicate.
  • Collaborate extensively with Housing and Residence Life as services are provided through a “shared governance” model.
  • Serve as on-site contact for external agencies such as the owners, auditors, and construction services.
  • Oversee annual marketing plan and marketing implementation.
  • Provide oversight of the annual licensing process.
  • Manage operating and capital budgets. Includes development of annual budget and presentations, tracking and approving expenditures, submitting monthly budget variance explanations, and regular communication with corporate accountant.
  • Oversee facility management including an active preventive maintenance program, a responsive maintenance ticket system, and ongoing quality improvement efforts.
  • Oversee human resource functions such as payroll, hiring, training and evaluating site staff.
  • Oversee communication to residents and their parents/guardians regarding housing community in areas related to COCM responsibility.
  • Coordinate annual review of all documents and procedures to remain current regarding legal issues, resident changing needs, and University or ownership requests.
  • Oversee annual strategic planning efforts including regular all-staff training programs.
  • Oversee management office.
  • Serve in the after-hours duty rotation being available for major crisis response unless arranged in advance with supervisor.
