About The Position

The Director of Construction is the senior P&L and execution leader for Lotus General’s multifamily construction platform, responsible for preconstruction through warranty across multiple concurrent projects. This role ensures disciplined delivery under GMP contracts, early trade buyout, competitive procurement, contingency governance, safety and quality excellence, and performance‑based outcomes aligned with institutional investor standards. The Director of Construction serves as the primary integration point between Development (Owner), Construction (Builder), Accounting, and Asset Management, ensuring alignment under Lotus’s Owner‑Builder model. The role carries direct supervisory responsibility for Project Executives, Project Managers, Superintendents, Project Engineers, and Project Accounting staff.

Requirements

  • 12–15+ years delivering multifamily (podium, wrap, garden, high‑density) as a GC; progression through PE/PM/Senior PM/Project Executive or equivalent.
  • Proven success on GMP contracts with rigorous cost controls, contingency governance, and client reporting.
  • Mastery of Lean/Last Planner scheduling practices and jobsite leadership (pull planning, look‑ahead constraint removal, PPC).
  • Deep QA/QC competency (three‑phase controls, mockups, material verification, commissioning).
  • Safety leadership (OSHA‑30 or higher); strong subcontractor relationships across core trades (Div. 2–16).
  • Tools: Procore (or similar), CPM scheduling, BIM/VDC workflows.
  • LIHTC/affordable experience preferred (draw cadence, third‑party reports, lender/CRA oversight).
