About The Position

We are seeking an experienced Director of Capital Projects to lead the planning, execution, and financial management of all capital improvement and major maintenance projects across our real estate portfolio. Based in our Miami headquarters, you will play a critical role in our value-add investment strategy—from developing capex budgets for new acquisitions alongside our deal team to overseeing the execution of renovation programs that transform properties. This is a high-impact leadership role for someone who thrives on driving results, managing complex projects across multiple markets, and contributing directly to investment success.

Requirements

  • 7-10 years of progressive experience in capital improvements, construction management, or facilities management
  • 3-5+ years managing renovation and capital projects with budgets exceeding $1 million
  • Extensive experience in multifamily real estate industry
  • Proven track record with value-add repositioning projects and large-scale renovations
  • Strong financial acumen with ability to develop and manage complex budgets
  • Knowledge of building codes and permitting processes in Florida and California
  • Bachelor's degree in Construction Management, Architecture, Engineering, or related field

Nice To Haves

  • Master's degree in Construction Management, Real Estate Development, or related discipline
  • PMP, Certified Construction Manager (CCM), or equivalent certification
  • Experience with Procore, Microsoft Project, or similar project management software
  • Experience managing projects across multiple states

Responsibilities

  • Oversee all capital improvement projects and major maintenance initiatives across the portfolio
  • Develop and manage annual capital budgets, project scopes, and ROI analyses
  • Manage all project phases from planning and design through construction and closeout
  • Administer bid processes, negotiate contracts, and manage vendor relationships
  • Supervise and provide technical guidance to regional teams
  • Partner with the deal team to develop capex budgets for new acquisitions
  • Conduct physical due diligence inspections and assess building conditions
  • Prepare detailed capex projections for underwriting models
  • Present renovation feasibility and cost implications to investment committee
