We're looking for a Director of Capital Projects who gets excited about turning vision into reality—someone who can develop a capex budget for an acquisition on Monday, troubleshoot a construction issue on Tuesday, and present to the investment committee on Wednesday. Requirements

  • 7-10 years in capital improvements, construction management, or facilities management
  • 3-5+ years managing projects with budgets over $1 million
  • Deep multifamily real estate experience—you know this industry inside and out
  • Track record with value-add repositioning and large-scale renovations
  • Comfort navigating building codes and permits across multiple states (CA, FL, TX)
  • Financial chops—you can build a budget, defend it, and deliver on it
  • Bachelor’s degree in construction management, Engineering, Architecture, or related field

Nice To Haves

  • PMP, CCM, or similar certification
  • You've managed teams across multiple geographies and time zones.
  • You stay calm when projects get complicated.
  • You'd rather solve a problem than talk about it.

Responsibilities

  • Lead planning, budgeting, and execution of all capital improvements and construction projects for existing buildings
  • Oversee major maintenance initiatives—the big stuff that keeps properties running right
  • Manage in-house and third-party project managers across California, Texas, and Florida
  • Build and maintain relationships with contractors, architects, and vendors who deliver quality work
  • Partner with our deal team to develop capex budgets that make-or-break investment decisions
  • Conduct due diligence inspections and tell us what it'll really take to execute the business plan
  • Present your findings to ownership and the investment committee, your expertise shapes our strategy
  • Develop post-acquisition capital plans that set new properties up for success
