Areas of Responsibility and Job Requirements: Oversees the maintenance department, ensuring the maintenance of the property is being maintained and closely monitored. The Director of Maintenance would be responsible for monitoring completion of maintenance work orders and surveying building systems and equipment as well as identifying and diagnosing system inefficiencies and implementing preventative maintenance procedures and expenses savings initiatives. He/she will have technical guidance, expertise and assist the maintenance team when diagnosing, remedying and standardizing technical procedures. The Director of Maintenance serves as an extension of Property Management. Responsibilities include, but are not limited to: Track property maintenance performance evaluating trends and identifying controlled weaknesses Periodically inspection staff work performance assessing effectiveness and quality of work Develop standards and standard operating procedures for cleaning, maintenance and inspectionsResponsible for performing routine quality control site assessments, inspection of property mechanical systems and building systems and equipment Development and implementation of Preventive Maintenance and operational procedures on such equipment as Microgrids, Cogeneration and other Geothermal systems Familiarity and understanding of complex building systems (e.g., Cooling Towers, Generators, Chillers, absorption equipment, split system condenser units, steam & condensing Boilers (LARS, Clever Brooke & Federal Boilers, Lockinvar) where necessary Oversee the performance and distribution of maintenance work orders and completion percentages Assist building staff with understanding equipment systems on such training sessions as Boiler, DHW / Condenser pumps, Cooling Towers, Cogen, Microgrid systemsSubject matter expertise in HVAC/Plumbing layouts, riser diagrams and other systems Advises and assist building maintenance staff with complex maintenance repairs Supports cost-cutting and expense control initiatives by completing internal repairs, when possible, reducing the need for contracted services Document progress reports and periodically audit and track maintenance logs Perform weekly supply room inventory audit, supervising the ordering of supplies when necessary Provides periodic maintenance staff trainingSource maintenance supplies and equipment for building related repair projects Provide 24/7 Emergency Response to Regionals/GM/PM when addressing building concernsReview quotes and bids with Regional/GM/PM for building improvements and system improvements Ensures cost effectiveness of building supplies and equipment/machineryProvides assistance to Regional/GM/PM for site planning (garbage/recycling plan, renovation schedule) Work costly with Regional/Property management teams addressing building related equipment & system challenges Attend regular meetings with Property Management to discuss plans and address property concerns Must have full knowledge of city, state and federal regulations pertaining to building management.
