The position involves dual responsibility to direct day-to-day operations of design management programs and lead a team of 2-5 direct reports in a geographic region. The Design Managers will drive projects from inception through customer or business turnover, focusing heavily on the preconstruction and design phases of projects. They will assume project lead roles at design hand-off meetings and shift overall project leadership to the Construction Manager at GC mobilization. The role requires collaboration with various teams and stakeholders to ensure performance certainty across all projects and to develop and maintain industry relationships.

Requirements

• Bachelor’s degree in Construction Management, Engineering or equivalent.
• 12+ years progressive experience in managing commercial construction project design programs.
• 5 years of design team management experience.
• Mechanical/Electrical background preferred.
• Deep network of leaders within the data center design and construction community.
• Ability to navigate AHJ’s within a particular region.
• Thorough understanding of various project delivery methods.
• Advanced experience in Excel, Smartsheets, and/or AutoCAD.
• Strong written and verbal communication skills.
• Ability to multi-task with strong time and change management skills.
• Track record of mentoring and developing teams.

Nice To Haves

• Design engineering experience.
• Exposure to IPD, Design-Build, and/or construction management.
• Data center design/construction experience, especially with MEP systems.
• Project Management Software experience (MS Projects, Prolog, Procore, BIM 360, or similar).
• Knowledge and experience working with CAD.

Responsibilities

• Direct day-to-day design management operations and long-term strategic direction of projects.
• Provide guidance and leadership throughout the entire lifecycle of projects.
• Develop and maintain deep-rooted industry relationships with leaders in the contracting community.
• Create effective tools to empower and incentivize design and contracting partners.
• Coordinate with the land enablement group for offsite improvements and early permitting.
• Collaborate with Director, Design Management peers in other regions.
• Assist in interviewing, hiring, and training staff.
• Report status, successes, challenges, and plans of action to management.
• Develop, manage, and be accountable for achievement of key departmental metrics.
• Lead and develop the regional Design Management team members.
• Coordinate onboarding of third-party design teams and manage design schedules.
• Oversee management of external third-party design teams.
• Drive review and management of design deliverables.
• Work with SMEs, Operations, and CMs to ensure design compliance.
• Identify design variances and manage acquisition of necessary approvals.
• Create and manage project metrics in Smartsheets.
• Assist CM with budget/cost models and funding requests.
• Coordinate project activities with building Operations.
• Integrate with sales and solutions engineering teams during revenue generation.
• Manage the project with a business mindset to meet directives.
• Operate with a mindset of continuous improvement, creativity, efficiency, and innovation.
