About The Position

The Director CapEx Project Management leads the CapEx project management function, overseeing a team of 5–6 professionals and ensuring the successful delivery of interior renovation projects across the U.S. and Canada. This role partners with senior leadership to allocate resources, balance workloads and support project execution needs. Responsible for managing 8–12 projects annually (each $5M–$15M; ~$50M total), the Director provides end-to-end oversight from feasibility through completion and post-project evaluation. The role ensures projects are delivered on time, within budget and to quality standards through strong planning, milestone tracking and stakeholder communication. Responsible for General Contract (GC)/Sub Bidding Oversight to maximize profitability and ensuring quality by leading the full bidding process, negotiating contracts and managing project budgets from inception to closeout. The Director will oversee subcontractor procurement, maintain cost control, process change orders and ensure all work adheres to budget constraints. The Director also oversees consultant selection and performance, leads value engineering efforts and represents the department in key meetings and presentations, driving alignment across internal teams, external partners and ownership groups.

Requirements

  • Bachelor’s Degree required; Master’s Degree in a relevant field preferred.
  • 8–10 years of relevant experience.
  • Project management experience with understanding of design, construction, permitting and bidding processes.
  • Strong interpersonal skills to influence and facilitate performance within a cross-functional environment.
  • Proven ability to create and maintain external partnerships.
  • Demonstrated ability to drive results and accountability, delivering projects on time and within budget.
  • Ability to work in ambiguous environments and collaborate across multiple areas.

  • Senior Living experience preferred.
  • Knowledge of construction software such as Procore or PlanGrid preferred.
  • Knowledge of construction safety and regulatory requirements preferred.

Responsibilities

  • Lead, manage and mentor a CapEx project management team of 5–6 members.
  • Partner with VP Construction to assign projects, balance workloads and identify resource needs.
  • Represent the department in owner meetings and presentations.
  • Oversee 8–12 annual renovation projects ($5M–$15M each; approximately $50M total) across the U.S. and Canada.
  • Provide end-to-end project oversight from feasibility through completion and post-project follow-up.
  • Ensure projects meet scope, schedule, budget and quality standards through effective planning and milestone tracking.
  • Facilitate regular meetings with internal and external stakeholders across all project phases.
  • Develop and manage timelines; deliver clear reporting on progress, budgets, risks and key milestones.
  • Lead request for proposal (RFP) processes and oversee selection of external consultants including architects, engineers, contractors and project managers.
  • Manage and evaluate consultant performance throughout design and construction.
  • Drive value engineering efforts in collaboration with Design, General Contractor and CapEx teams.
  • Ensure construction aligns with design specifications and quality expectations.
  • Maintain compliance in assigned required training and all training required by state/province or other regulating authorities as applicable to this role to ensure that Sunrise standards are always met.
