About The Position

Middleton Meyers is seeking a relationship-oriented Director of Business Development to lead portfolio expansion and client acquisition across high-growth markets. This role will be responsible for building the Business Development function from the ground up, including establishing scalable processes, defining market engagement strategies, and creating a foundation for long term revenue and portfolio growth. The Director of Business Development is responsible for originating new property management opportunities by building trusted relationships with multifamily owners, investors, and developers; with a primary focus on Class B/C value-add communities and workforce housing, supporting value-add execution, NOI growth, and operational scale across targeted markets. The ideal candidate brings a strong blend of B2B sales acumen and multifamily operational knowledge, with a proven ability to navigate complex sales cycles, engage ownership-level decision makers, and convert opportunities into long-term management partnerships. This is a highly visible role working closely with executive leadership, operations, and investments to scale the platform.

Requirements

  • 5+ years of experience in business development, brokerage, leasing, or B2B sales within multifamily real estate or property management
  • Experience selling services to property owners, asset managers, or real estate investors
  • Strong understanding of the multi-family value-add investment strategy and property performance metrics (NOI, cap rate, occupancy)
  • Familiarity with both market-rate and affordable housing assets
  • Proven ability to work independently while managing complex, consultative sales cycles
  • Excellent communication, presentation, and relationship-building skills
  • Proficiency with CRM tools and structured pipeline management

Responsibilities

  • Client Acquisition & Origination
  • Identify and engage multifamily owners, developers, and real estate investors
  • Build and manage a robust pipeline through outbound outreach, referrals, broker relationships, and industry networking
  • Cultivate acquisition and third-party management opportunities by tracking permitting, financing, recapitalizations, and other key project milestones within targeted multifamily portfolios
  • Sales Strategy & Execution
  • Lead the end-to-end sales process from prospecting through contract execution
  • Deliver compelling proposals and presentations centered on asset performance, NOI growth, resident retention, and operational improvement
  • Navigate multi-stakeholder decision environments including owners, asset managers, and investment partners
  • Consistently close high-value property management agreements
  • Relationship Management & Market Presence
  • Establish and grow long-term relationships with brokers, syndicators, developers, and institutional investors
  • Represent the company at conferences, trade shows, and networking events
  • Serve as a trusted advisor to ownership groups evaluating operational transitions or portfolio expansion
  • Pipeline & Performance Management
  • Maintain accurate sales activity, forecasting, and reporting within a CRM system
  • Track and report key performance metrics including lead conversion rate, deal size, and sales velocity
  • Provide regular pipeline updates and growth projections to leadership
  • Market Insight & Intelligence
  • Monitor trends in rent growth, occupancy, and investment demand across priority submarkets
  • Provide strategic feedback to leadership and investment teams based on client needs and industry trends
