About The Position

The Director of Real Estate Development's main responsibility is to pursue new business and support the real estate development team in the execution and delivery of Ryan-owned development and construction projects throughout a region or sector. The position will specifically focus on entitlement management, design and construction collaboration, and owner representation duties. This member of the real estate development team will act as the liaison between development, our third-party operators, and our in-house construction and design teams as well as external design consultants, furniture vendors, and other related partners/customers.

Requirements

  • Minimum of five to seven years of cumulative experience in real estate development, commercial real estate brokerage or finance, or design or construction project management.
  • BA or equivalent degree required; MBA preferred.
  • Ability to successfully multi-task between competing priorities and deadlines.
  • Flexibility to adapt to different market opportunities and product types within changing market conditions.
  • Ability to successfully lead a project team and work as a member of a team led by others.
  • Extremely well organized and detailed in managing business activities with a proactive approach.
  • Strong relationship-building and relationship-management skills.
  • Strong financial acumen, including ability to create and work within complex financial spreadsheets.

Responsibilities

  • Responds to market opportunities by taking leadership role in planning, preparing, editing and assembling responses to RFPs and RFQs for qualified development and construction opportunities Ryan chooses to pursue.
  • Is the facilitator between regional and local marketing resources, providing clear direction to regional marketing team and local development team resources.
  • Prepares draft project pro formas and pursuit costs forecasts for pursuit opportunities, to be finalized by VPs.
  • Quantifies a proposed development deal in a format that allows the Ryan preconstruction manager to generate schematic pricing quickly and accurately.
  • Is the facilitator between regional and local capital markets resources, providing clear direction to the Capital Markets Analyst.
  • Prepares and assembles Ryan internal deal approval packages.
  • Manages site and project design efforts, interfacing with Ryan construction and design team members and external design team members.
  • Assists VPs in assessing potential sites, including issues related to environmental contamination, geotechnical issues, topography, constraints analysis, city zoning and ordinances.
  • Holds accountability for creating, budgeting, and managing the completion of a comprehensive due diligence checklist for prospective projects.
  • Prepares responses to leasing RFPs and proposes and negotiates economic and legal transaction terms.
  • Coordinates and manages third party leasing activities for multi-tenant projects.
  • Coordinates tenant improvement construction projects, including space planning, construction cost estimating, schedule, internal and tenant approvals.
  • Assists VPs, Ryan construction team members and external consultants to determine submission requirements and schedule for required governmental approvals and permits.
  • Assists in preparation and negotiation of development agreements and public financing agreements, and site purchase options and agreements.

Benefits

  • Base pay range is $146,000-$175,000/Annually.
  • Salary may vary based on factors such as location and candidate's knowledge, skills, and abilities.
  • Position may be eligible for additional compensation that may include commission and/or an incentive program.
