About The Position

The Design Manager (DM) is responsible for the coordination and successful completion of the design of a project by managing the design team and through implementation of Hensel Phelps design management tools. This position reports to the project manager, estimator-in-charge or operations manager. The DM manages the overall process of developing plans and specifications used to establish budgets, obtain client approvals and obtain permits to facilitate the start of construction. The ability to coordinate between architects, engineers, trade partners, specialists, BIM technicians and other stakeholders is required to facilitate designs which can be efficiently built and maintained.

Requirements

  • Minimum of a bachelor’s degree in business administration and marketing.
  • Minimum of 15-20 years of sales and development experience in the local market.
  • Ability to prioritize tasks when faced with multiple deadlines.
  • Excellent organizational skills and attention to detail.
  • Strong communication skills.
  • Experience in Database Applications (Microsoft Dynamics CRM).
  • Proven track record in building sales of construction products.
  • Established connections in the local commercial construction market as a result of previous sales experience.

Nice To Haves

  • A 4-year degree in civil or structural engineering, architecture, or construction management.
  • Minimum of 5-10 years’ experience on large commercial construction projects.
  • Strong communication skills.
  • Computer software - Microsoft Office Suite, specifically Excel-based templates, Primavera and AutoDesk Suite.

Responsibilities

  • Participate in the development of the design to ensure: Safety measures are incorporated into the design to be used both during construction and permanently by the owner. Best practices are incorporated during design. Develop a criteria compliance log and review lessons learned. Develop and implement the constructability review process and third party/peer review process. The design schedule supports the project schedule. Ensure the designers, including design-build trade partners, are meeting the schedule. Visit the different offices to see the work being completed. Manage the owner to ensure the design schedule is met. Ensure contractual requirements (if any) are incorporated in the design. Design-build contracts will require Hensel Phelps to provide a design that achieves the owner's criteria.
  • Understand the estimate and ensure design team stays within budget. Work with the lead designer to ensure choices are made that allow the project to the owner’s and Hensel Phelps’ criteria for cost, schedule and performance. Manage the change and/or trend estimate process during the design phase. Ensure all approved trend estimates are incorporated into the drawings. Help the project team resolve all cost issues once the design is complete.
  • Review and assist in writing bid packages. Ensure proper documentation of all design meeting minutes, design packages, design changes, etc. Write proposal narratives describing Hensel Phelps's preconstruction plan. Manage the LEED process.
