We offer indoor golf simulation, lessons, golf fittings, events, and food and beverage service. We are seeking a Design & Construction Project Manager who will report to the CDO and be primarily responsible for the franchise projects (which are growing aggressively). This person will own the end-to-end new store development process for franchise locations—from early design and pre-construction through construction completion and opening. This role takes the expertise of our existing team (design & construction) and ensures each project is executed correctly and efficiently.

Requirements

  • Ability to juggle multiple projects and consistently deliver timely, effective results.
  • Self-starter with a continuous improvement mindset; motivated to improve existing workflows and systems.
  • Vast knowledge of the design and construction process, including coordination across multiple stakeholders.
  • Strong organization, communication, and problem-solving skills; comfortable pushing projects forward amid ambiguity.
  • AutoCAD and/or other DWG CAD software
  • SketchUp
  • Comfortable operating across both high-level project leadership and detailed execution.
  • Willingness to travel for site visits as needed.
  • Strong follow-through and attention to detail across schedule, scope, procurement, and close-out.

Responsibilities

  • Produce test fits based on typical 5i design standards and program requirements.
  • Support early site evaluation through pre-construction site visits, due diligence, and estimating.
  • Confirm project scope, landlord work, budget assumptions, and project constraints to assist the franchisee in appropriate site selection.
  • Lead OAC calls (Owner/Architect/Contractor) for franchise projects and drive action items to closure.
  • Manage new store development schedules from design kickoff through construction completion and store opening.
  • Lead and coordinate internal and external partners including franchisees, architects, engineers, vendors, contractors, landlords, and consultants.
  • Represent 5i in a professional, knowledgeable, and capable manner to franchisees (FZs), vendors, consultants, and other stakeholders.
  • Perform periodic site visits including pre-construction, bidding, punch list, and close-out.
  • Take the design produced by our VP of Design & Art and oversee the design process from concept through final construction documents.
  • Aid and support the franchise through Design Development and ensure VP approval on all design decisions.
  • Track decisions, approvals, and revisions and communicate updates to all relevant parties.
  • Assist the franchisee with the bid process (if necessary), including identifying GCs to bid, issuing bid sets, coordinating walkthroughs, collecting bids, and leveling/clarifying bid scope.
  • Coordinate FF&E vendor communication, order setup, quoting, logistics, troubleshooting, and issue resolution for franchise and corporate stores. There are many vendors involved in a Five Iron Golf such as lighting, AV/IT, KES, millwork, furniture, art, and multiple vendors tied to the simulators. Each is heavily involved and requires extreme attention to detail and strict adherence to deadlines and timing.
  • Assist the franchisee with managing the punch list process, including coordinating follow-ups, and verifying completion.
  • Support project close-out deliverables including certificates, inspections, and readiness for opening.
  • Maintain organized records of all project documents.
