BASIC FUNCTION Schedule appointments and meet with buyers after contract signing to assist them in choosing selections for home. Design and make selections on predetermined inventory homes to be constructed. Meet with vendors and suppliers regarding new products and options to sell to customers. Merchandising and design of model homes. Complete appointments with appropriate customer follow-up. Explain, demonstrate and calculate pricing for buyer`s consideration on upgrade optional items. Achieve maximum upgrade selections by buyer within parameters of the buyer`s financial capacity. Generate accurate paperwork on all selections. Maintain Design Center appearance. This position reports to the Division President, Vice President of Construction, VP of Sales/Sales Manager or their designee. SCOPE AND DECISION MAKING The Design Center Manager / Consultant must: Demonstrate a thorough understanding of the Real Estate industry and the residential home-building process including but not limited to all fair housing laws. Be able to effectively interact with customers, vendors, suppliers and, inner company personnel and industry peers; Demonstrate a knowledge of the home building and selling process. Demonstrate a working knowledge of personal computer skills having knowledge of office software programs (preferable MS Office Suites) and the Internet. Be capable of managing tight deadlines, promptly addressing changes without disrupting schedules, and managing high volumes of work with minimal direct supervision. The Design Center Manager has the following decision-making responsibilities: Operate and maintain Design Center within Company guidelines acquiring prescribed resources and supplies as required. Independently Assisting customers in identifying Company products for purchase. Develop and train as requested by Vice President new Sales personnel and provide ongoing support and guidance to assigned Sales Associates. Maintain and foster the merchandising and marketing efforts of the model home. Foster an ongoing environment of teamwork and collaboration between all Company personnel and disciplines focusing all actions toward meeting Company objectives. Develop and maintain a clean, organized and safe work environment for employees and customers at all times. WORKING CONDITIONS Minimum Workweek: Five (5) day workweek. (Forty-hour minimum workweek) Minimum working hours: 8:30 a.m. – 5:00 p.m. Lifting: Lifting may be required on a daily basis (weights may reach 50 pounds). Dress: Proper business attire (as defined by employee handbook) and personal hygiene required representing company in a professional manner. Stress: Situations may exist on a frequent basis that require tolerances for stress as well as appropriate stress management techniques to be utilized. Presentation Evaluation: Unidentified shoppers may be utilized to provide company and employee critical market study data. This data can be gathered by recording devices (including audio/visual equipment) for feedback and documentation for corrective action. Will you join us?
