Requirements

Prior experience in building maintenance, facilities, custodial services or handyman work preferred
Working knowledge of general building systems including HVAC, light plumbing and light electrical
Must be able to lift and carry up to 50 pounds and safely move equipment and materials as needed
Must be able to stand and walk for extended periods, climb ladders to perform repairs and access roof areas and traverse all areas of the building safely
Must be able to work indoors and outdoors in all weather conditions
Valid Driver's License and reliable personal vehicle required
Strong communication skills and ability to interact professionally with tenants and vendors
7:30AM-4PM (30 minute lunch break)
Must have physical strength, balance, hand-eye coordination, and stamina necessary to complete assignments in various locations on the jobsite
Must be able to lift and carry up to 40 pounds and push and/or pull 40 pound loads at the same time
Must be able to stand and walk and climb multiple sets of stairs while carrying materials weighing up to 40 pounds
Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching
Exposure to characteristic construction site dangers

Nice To Haves

Prior experience in building maintenance, facilities, custodial services or handyman work preferred

Responsibilities

Conduct daily walkthroughs of the building to ensure all systems and mechanicals are functioning properly; identify and report damage or safety concerns
Maintain cleanliness and presentation of common areas including entrances, lobbies, elevators, stairwells and restrooms
Perform minor repairs and general maintenance including drywall patching, painting, minor carpentry, light plumbing repairs, electrical tasks and carpet cleaning
Monitor and manage adjustments to HVAC and electronic door access systems, and maintain manual keys for Tenants
Maintain exterior areas including sweeping, shoveling, salting, light landscaping and debris removal
Order and restock building supplies including paper products, soap and cleaning materials
Assist in solicitation and evaluation of vendor quotes for misc. service and small projects
Coordinate access for other service providers, meet and escort Village inspectors and handle deliveries
Assist tenants with minor maintenance tasks as requested
Perform special projects and occasional after-hours tasks as requested by management
Act as the 'eyes and ears' of ownership by maintaining awareness of building activity and proactively reporting issues
