Position Summary: The Customer Care Specialist is responsible for answering and responding to servicing calls, faxes, mailings and emails. The Customer Care Specialist is also responsible for conducting servicing transfer procedures once a loan has been sold. Essential Job Functions: Specific tasks will include, but are not limited to, the following: Handle all interim servicing including 1st payment letter, goodbye letter and transfer of servicing required transfers. Processing pay-down of warehouse advances for loans sold and entering Purchase advice info in encompass. Handle customer service calls. Effectively communicate, work with, and build relationships with all levels of constituents including culturally and linguistically diverse staff members and external candidates and/or vendors, while operating in a fast-paced customer service driven environment. Responsible for draft payment letters to borrowers on approximately the 15th day of each month. Complete transfer of MINs within the Mortgage Electronic Registration System (MERS) on a daily basis for loans sold on that given day. Draft and provide an insurance mortgagee change letter to the insurance company of record on each loan sold on that given day. Label and ship hazard insurance policies received on sold loans to the current servicer of record. Responsible for drafting and mailing goodbye letters to borrowers within 3 days of a loan being sold to an investor per RESPA guidelines. Responsible for request and archiving the disbursement ledger that the Final Documents Specialist will use to reconcile recording costs. Responsible for Closing-out Post Closing Milestone and insure that final closing package is present and properly archived in Encompass.
