About The Position

Prospect14 focuses on the scaled origination and development of renewable energy and energy storage projects in multiple markets in the United States. Since its inception, Prospect14 has originated approximately 5GWdc of solar and solar + storage projects. Prospect14 is developing utility-scale and community solar energy projects across North America. We enable landowners, power purchasers, and later-stage project developers to participate in the rapid growth of the solar energy market. Position Overview The Title Curative Specialist plays a critical role in Prospect14’s project development life cycle by ensuring clean, accurate, and insurable land title for utility-scale and community solar sites. This role supports the company’s land system and commercial objectives through coordination of title reviews, defect resolutions, and collaboration with insurers, counsel, and development staff across multiple regions. You will work cross-functionally with corporate legal, insurance partners, real estate counsel, acquisition staff, and project developers to identify, monitor, and resolve title and encumbrance issues that impact project readiness and land rights security.

Requirements

  • Minimum 3 years of relevant experience
  • Proficiency in drafting and reviewing real estate and title curative documents.
  • Experience working with title companies, real estate counsel, or land documentation in a large-scale or multi-property environment
  • Familiarity with surveys, legal descriptions, easements, encroachments, and typical title exceptions
  • Strong organizational and documentation skills; experience tracking multiple assets/sites simultaneously
  • Ability to read, interpret, and summarize recorded documents

Nice To Haves

  • Experience in energy, utility infrastructure, or large parcel/tract land transactions
  • Prior exposure to renewable energy development (solar, storage, wind)

Responsibilities

  • Review preliminary title commitments, policies, recorded documents, and surveys to identify defects, encumbrances, easements, liens, and ownership gaps.
  • Coordinate and track title curative actions (e.g., releases, subordination agreements, gap indemnities, affidavits, quiet title actions, probate clarifications).
  • Collaborate with outside counsel, landowners, and title insurance providers to resolve issues efficiently and maintain insurability.
  • Maintain detailed records of title status for each project site through internal land systems and workflows.
  • Support drafting, execution, and recording of real estate documents tied to curative efforts.
  • Assist developers and acquisition teams in interpreting title reports and providing practical recommendations for risk mitigation.
  • Manage regional differences in title practices and curative requirements to ensure compliance across multiple jurisdictions.
  • Support due diligence for financing and M&A activities related to site control.
  • Contribute to process improvements that enhance title clearance speed, accuracy, and documentation integrity.
  • Support the administrative aspects of Company management including the development and improvement of processes, metrics, and reports for our internal use and reporting to investors and other stakeholders.
