JLL has an exciting opportunity for a Critical Environment Operating Engineer to support our client in Baltimore, MD. This position will require strong technical, mechanical, analytical, and administrative skills necessary to operate and maintain client properties and critical environment systems and components. The primary focus of this position will center on providing high levels of customer service to clients, on-site operations, and on-call plant operational support when needed. The Critical Environment Engineer will have a thorough understanding of all aspects of building and client operations, HVAC, electrical, plumbing, CMMS platform usage, emergency response procedures, and general building maintenance.

Requirements

  • High school diploma or GED.
  • 5+ years of construction, HVAC, building engineering, and critical environment systems and components experience.
  • Experience with various types of hand tools and use of diagnostic equipment.
  • Proven safety record and compliance with safe work practices.
  • Ability to interpret engineering drawings and equipment manuals.
  • Proficient computer skills including e-mail, word, Excel, and Smartphones.

Nice To Haves

  • HVAC Trade, electrical trade, maintenance, or engineering License.
  • Trade school completion.
  • A CFC Universal license.
  • Experience with CMMS (Computerized Maintenance Management Systems).

Responsibilities

  • Completing work assignments with limited supervision, thoroughly and efficiently.
  • Operating, maintaining, troubleshooting, and repairing building equipment related to the efficient operation of the building equipment and client systems equipment and components.
  • Supporting the property maintenance team and working on assigned customer service requests.
  • Effective and efficient use of the CMMS platform.
  • Participating in construction and capital projects.
  • Assisting the Chief Engineer with the completion of the JLL compliance program and associated documentation.
  • Maintaining good tenant/client relations through prompt and courteous response to service requests.
  • Performing predictive maintenance, preventative maintenance, maintenance routines, emergency responses, and service requests as directed.
  • Occasionally assisting contractors and ensuring contracted services are being performed safely.
  • Maintaining the condition of the property and client equipment.
  • Reviewing monthly client service request summaries to pinpoint and correct recurrent operational problems.
  • Evaluating vendors and suppliers regularly regarding quality of workmanship, competitive pricing, and timely responses.
  • Recording readings, conducting building rounds, inspecting fire prevention and suppression equipment.
  • Complying with JLL/client departmental policy for the safe storage, usage, and disposal of hazardous materials.
  • Maintaining a clean, organized base building, client and engineering spaces.
  • Performing periodic checks of tool and instrument inventory.
  • Monitoring the quality and pricing of maintenance work performed by outside contractors.
  • Maintaining and repairing locks, locking mechanisms, closers, doors, and controllers.
  • Maintaining and repairing single-phase electrical breakers, switches, receptacles, junction boxes, conduit, lights, and lighting control systems.
  • Maintaining and repairing plumbing components including toilets, urinals, lavatories, and kitchen equipment.
  • Providing all other building maintenance, repair, and restorative procedures as directed.
  • Preparing, priming, and painting building interior and exterior surfaces.
  • Performing general Handyman tasks to maintain buildings.
