JOB SUMMARY Contract Role supporting the construction of a manufacturing plant. Reporting onsite in Salisbury, NC. Overview The Construction Cost Project Manager supports large-scale manufacturing plant construction projects by delivering detailed estimating, cost control, financial forecasting, and change management across all phases of industrial capital projects. This role ensures accurate cost visibility for facility buildouts, equipment installation, utilities, infrastructure, and supporting systems typical of advanced manufacturing environments. You will partner closely with engineering, project management, procurement, contractors, and operations stakeholders to maintain project cost integrity from concept through commissioning.

Requirements

  • Bachelor’s degree in Construction Management, Engineering, Finance, or related discipline; equivalent industrial project experience considered.
  • 3+ years of experience in cost management, project accounting, or estimating for manufacturing, industrial, or heavy commercial construction.
  • Strong understanding of facility construction and process system components such as structural steel, MEP systems, process utilities (compressed air, chilled water, DI water, gases), and equipment installation workflows.
  • Proficiency with Microsoft Excel and cost management tools
  • Ability to interpret engineering drawings, equipment specifications, and construction documents.
  • Strong analytical skills for evaluating cost impacts, forecasting trends, and performing scenario modeling.
  • Excellent communication and coordination skills with both technical and non-technical stakeholders in manufacturing environments.

Responsibilities

  • Cost & Budget Tracking · Tracker the architectural and general contractors conceptual, preliminary, and detailed cost estimates for manufacturing facilities, including building shells, process areas, test rooms, production lines, utilities, warehouse functions, and site infrastructure.
  • Evaluate vendor and contractor proposals to validate pricing for equipment foundations, pits, platforms, MEP systems, process piping, electrical distribution, and specialty manufacturing systems.
  • Support value engineering to reduce costs while maintaining performance and operational reliability.
  • Project Cost Control & Financial Reporting · Maintain cost control reports for multi-phase plant construction projects, including facility construction, equipment installation, commissioning, and start-up activities.
  • Track actuals vs. budget across trades such as civil, structural, mechanical, electrical, controls, and process utilities.
  • Prepare budget reports and variance analyses for internal teams and leadership.
  • Manage financial closeout activities including reconciliation of commitments, change orders, and final contract costs.
  • Industrial Construction Change Management · Review and assess construction and equipment-related change orders, ensuring alignment with base scope and validating cost and schedule impacts.
  • Lead contractor cost reconciliations for critical trades such as mechanical, process piping, automation, and electrical installation.
  • Identify cost risks related to long-lead equipment, material escalation, scope gaps, or constructability constraints, and recommend mitigation plans.
  • Coordination · Coordinate with engineering, procurement, OEM vendors, and onsite construction management to gather accurate data on material quantities, production line requirements, fabrication needs, and installation sequencing.
  • Work with operations teams to ensure cost impacts of equipment layouts, production flows, and utility demands are incorporated into project forecasts.
  • Industrial Project Planning & Support · Support feasibility studies for new plant construction, plant expansions, and retooling programs.
  • Provide financial input for master planning activities related to future capacity, utilities expansion, and site growth.
  • Contribute to continuous improvement initiatives to streamline project controls and cost reporting processes.
