About The Position

The Cost Manager provides end-to-end integrated project controls, collaborating with teams like Global Estimating and Front-End Planning to manage the financial health of data center builds.

Requirements

  • Demonstrated ability to communicate effectively in a professional work environment, including preparing written reports and documentation, conveying information clearly to team members, clients, and stakeholders, and responding appropriately to verbal and written communications related to job duties.
  • Must be able to walk, stand, stoop, twist, bend, and climb stairs or ladders for extended periods while navigating uneven, unpaved, or obstructed terrain.
  • Must be able to lift, carry, push, or pull up to 50 pounds on an occasional basis.
  • Must be able to drive between job sites and access all areas of an active construction zone, including raised platforms, scaffolding, and confined spaces.
  • Must be able to tolerate exposure to outdoor weather conditions, dust, and construction-related noise, vibrations, and odors.
  • Must be able to communicate effectively with contractors, engineers, and site personnel, and maintain situational awareness in high-activity environments.
  • Personal protective equipment (PPE), including hard hats, safety vests, hearing protection, and steel-toe boots, is required.
  • Must have sufficient visual acuity to read drawings, specifications, and safety signage, and to observe site activity.

Responsibilities

  • Budgeting: Provides cost support for new builds and creates forecasts for work-in-place to help with annual budget planning.
  • Funding Management: Develops cost commitment schedules and allocates approved funds within the teams management systems (eBuilder/PMT).
  • Variance Analysis: Identifies and explains any gaps between project-specific commitment dates and the standard funding model.
  • Negotiation: Supports the review and negotiation of contract sums and baseline schedules for general contractors and vendors.
  • Workshops: Leads project controls workshops with contractors to ensure they understand contractual requirements for cost and reporting.
  • Change Orders: Manages the change order log, validates requests for cost impacts, and ensures they are correctly categorized (Owner, Allowance, or Contingency changes).
  • Risk Management: Facilitates monthly risk reviews with the General Contractor to monitor future cost and schedule risks.
  • Payment Validation: Attends monthly site walks to validate that the work claimed by the contractor is accurate before recommending payment approval.
  • Cash Flow: Updates monthly work-in-place forecasts and analyzes quarterly financial accruals to ensure reporting
