Responsible for oversight of the maintenance of community facilities within assigned region. inspect the elements of the facility to determine if repairs are necessary, check the systems for functionality, and ensure compliance with all safety and health policies. Responsible for demonstrating and promoting SRIM's core value of the Golden Rule by treating others, including residents, families, and associates, in the same way we would like to be treated by performing the following duties. Responsible for the coordination and planning all maintenance activities, analyzing reliability issues, equipment needs, and predictive or preventative maintenance programs, checking a building’s hydraulic or electrical systems, and overseeing or planning repair, installation, and oversee upkeep activities across multiple facilities, although you may not actually repair or install anything yourself.

  • Creates and maintains relationships with service providers and contractors.
  • Collaborates with operations team to negotiate best pricing and service agreements for assigned communities.
  • Resolves issues/problems with contractors through investigation and negotiations to ensure the best possible outcome for all parties involved with support from the executive director.
  • Provides oversight and direction to community Directors of Maintenance (DOM) ensuring accountability for the planning and coordination of all functions of department, ensuring an efficiently run, well maintained and safe community.
  • Keeps community executive eirectors informed of performance indicators.
  • Develops and implements routine maintenance schedule across all assigned communities.
  • Visits each assigned community a minimum of twice monthly and conducts inspection of building, grounds, and equipment.
  • Addresses deficiencies and provides direction for correction and/or improvement.
  • Performs hands-on maintenance duties as needed to assist community DOM in addressing outstanding needs and ensuring quality standards are met.
  • Establishes minimum facility safety protocols and ensures that they are implemented consistently across the assigned communities
  • Develops and implements maintenance staff training program, ensuring employee technical knowledge remains current.
  • Serves as Director of Maintenance when an assigned community’s DOM position is vacant.
  • Develops and follows through on aesthetic improvement plans both inside and outside the building that includes but not limited to painting, including touch-up painting, staining woodwork, drywall repairs, and minor building repairs.
  • Assists new residents with moving furniture in their room as well as moving residents when appropriate as deemed necessary by the executive director.
  • Coordinates contracted services and monitors all maintenance functions to ensure adherence to schedule and quality are in the best interest of the community.
  • Performs daily walk-around supervision of all responsible areas both inside and outside to ensure all work is completed correctly and timely.
  • Answers emergency calls after hours and on weekends.
  • Reacts and takes the lead in emergency repairs of any kind regarding equipment breakdown, seeks methods for completing repairs.
  • Reviews and monitors each assigned communities expenditures monthly to ensure compliance with department financial monthly budget.
  • Maintains and demonstrates senior level knowledge and skills associated with building maintenance, repair and project management and oversight.
  • Responds promptly and courteously to residents, families, and visitors request for assistance always.
  • Speaks to/interacts with residents constantly, showing empathy, kindness, compassion, and respect.
  • Maintains a safe and secure working environment free of objects/situations that could cause harm and/or falls to residents, families, visitors, and associates.
  • Practices good body mechanics and safe working habits always.
  • Observes and reports safety hazards immediately to supervisor.
  • Provides assistance to associates when requested or required.
  • Knows, understands, and follows established policies and procedures in emergency situations.
  • Acts as essential personnel during emergencies and/or inclement weather, and is required to report or remain at community until released by supervisor.
  • Knows, understands, and complies with HIPAA regulations.
  • Demonstrates a positive and respectful attitude about work issues, policies, and procedures always.
  • Complies with attendance and call off policy.
  • Attends and/or participates in trainings, in-service, and mandatory meetings.
  • Wears clean and appropriate dress per established dress code policy always.
  • Refrains from discussing resident issues with families and visitors, and refers all inquiries to immediate nursing supervisor.
  • Takes on special projects or assignments outside of regular duties willingly.
  • Performs all other reasonable duties as assigned or as requested.
  • Previous experience in maintenance or other related fields
  • Valid driver’s license with acceptable driving record
  • General carpentry and handyman experience
  • Familiarity with power and hand-held tools and equipment
  • Deadline and detail-oriented
  • Ability to handle physical workload
  • Ability to manage multiple projects and competing deadlines
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.

  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
  • To perform this job successfully, an individual should have knowledge of word processing software, inventory software, and payroll systems.
  • High school diploma or general education degree (GED); or 10 years related experience and/or training; or equivalent combination of education and experience.
