About The Position

The position of Control Technician III will perform installation, programming, startup, commissioning, integration, maintenance, troubleshooting, repair, and modifications to the building automation systems (BAS) for Campus buildings, direct digital, electronic, and pneumatic HVAC control systems. Must understand the various types of HVAC equipment and systems for University buildings to apply various control systems with the mechanical equipment. Must possess an understanding of controls theory for HVAC systems, BACnet, building automation system networking and architectures, as well as understanding the application of energy management techniques. This position is considered “critical personnel” and must respond to emergencies. Participation in an on-call and standby rotation is required.

Requirements

  • High School Diploma/GED and a minimum of four (4) years of related experience or an equivalent combination of education and experience.
  • Pre-employment physical exam required.
  • Valid driver's license required and must be insurable by the University's insurance carrier.

Responsibilities

  • Respond to temperature, humidity, pressure, indoor air quality, and airflow complaints by assessing site conditions and troubleshooting building systems.
  • Use laptop software, meters, and sensors to evaluate performance; read and interpret control logic and diagrams, wiring schematics, manufacturer data, and written instructions.
  • Perform diagnostic testing and make appropriate adjustments and repairs to pneumatic, electrical, electronic, and digital control systems.
  • Perform preventive and corrective maintenance on control systems to maintain correct temperature, humidity, pressure, and volume of building systems.
  • Inspect, test, clean, adjust, and calibrate all types of environmental sensors and controls.
  • Adjust, repair, and rebuild valves, dampers, linkages, and their associated actuators.
  • Renovate and upgrade building automation and control systems to accommodate new technology or improve energy conservation.
  • Examine existing systems and recommend improvements.
  • Plan and coordinate activities to minimize disruptions during system shutdowns.
  • Maintain accurate records of tests, inspections, repairs, replacements, and other related administrative duties.
  • Coordinate work with building occupants and other trades.
  • Perform database verification and backups on digital control panels.
  • Provide demolition, modification, and installation services for renovation projects as requested.
  • Install, modify, diagnose, test, repair, calibrate, and operate a variety of mechanical, pneumatic, electrical, and electronic HVAC equipment systems to improve energy efficiency.
  • Monitor and operate building automation systems through a graphic user interface
