About The Position

We are seeking an experienced and dynamic Construction Project Manager for Metacomet Construction LLC, an affiliate of Freestone Property Group, to lead our construction projects from conception to completion. The ideal candidate will possess extensive expertise in project management, budgeting, scheduling, and strategic planning, ensuring that all projects are delivered on time, within scope, and within budget. This role requires strong leadership, exceptional problem-solving skills, and a thorough understanding of construction processes and regulations.

Requirements

  • Minimum of 3 - 5 years of experience in construction project management in NYC.
  • Ability to spot site risks and implement mitigation efforts.
  • Proven track record of successfully managing multiple construction projects simultaneously.
  • In-depth knowledge of construction processes, building codes, regulations, and safety standards.
  • Strong financial acumen with experience in budgeting and cost control.
  • Excellent leadership and team management skills, with the ability to inspire and guide teams to achieve project goals.
  • Exceptional problem-solving and decision-making abilities.
  • Proficiency in project management software (e.g., MS Project, Procore) and other relevant tools.
  • Strong communication and interpersonal skills, with the ability to effectively collaborate with diverse stakeholders.
  • Understanding of DOB/LPC procedures and processes, including but not limited to ALT-1 vs. ALT-2 work, expedited filings, records searches.

Responsibilities

  • Lead and manage all phases of construction projects, from pre-construction planning to project closeout.
  • Develop detailed project plans, including scope, objectives, and timelines.
  • Oversee the bidding process, including the preparation and evaluation of bid proposals.
  • Negotiate contracts with subcontractors, suppliers, and vendors to ensure favorable terms and conditions.
  • Prepare and manage project budgets, ensuring accurate cost estimates.
  • Monitor project expenditures and ensure adherence to budget constraints.
  • Maintain financial accountability for assigned projects.
  • Develop and maintain project schedules, ensuring timely completion of milestones and deliverables.
  • Allocate resources effectively, including labor, materials, and equipment, to optimize project efficiency.
  • Anticipate potential delays and risks, and proactively implement mitigation measures.
  • Oversee subcontractor onboarding and day-to-day performance including schedule compliance, site coordination, and quality control.
  • Balance firm contract enforcement with collaboration to deliver projects safely, timely, and within budget.
  • Implement quality control procedures to ensure projects meet industry standards and client specifications.
  • Identify potential risks and develop mitigation strategies to minimize project disruptions.
  • Lead, mentor, and motivate project teams, fostering a collaborative and high-performance work environment.
  • Coordinate with architects, engineers, subcontractors, and other stakeholders to ensure seamless project execution.
  • Contribute to the development of strategic plans and objectives for the construction department.
  • Identify opportunities for process improvements and implement best practices to enhance project efficiency and effectiveness.
  • Manage and track DOB permits, inspections, sign-offs, etc. through proactive coordination, ensuring project milestones are accounted for in advace.
  • Maintain organized file logs and collaboratively resolve DOB objections or comments.
