About The Position

Under the supervision of the President and CEO Coconino Community College the Project Manager (PM) will oversee the planning, execution, and delivery of building projects under the Construction Manager at Risk (CMAR) method. The Project Manager will also maintain a dotted line reporting relationship to the Executive Director of Facilities and Security to ensure alignment with campus infrastructure standards and operational priorities. This role ensures the projects are completed on time, within budget, and meets quality, compliance, and security standards. The Project Manager will act as the primary liaison between the college, contractors, architects, and other stakeholders, while aligning with the college's mission to provide a safe and sustainable learning environment. This is a full-time, benefit-eligible, temporary position with the minimal of three years.

Requirements

  • Construction methods, building systems, and project sequencing.
  • Construction documents, including plans, specifications, submittals, RFIs, and change orders.
  • Project management principles, including scheduling, coordination, and progress tracking.
  • Budgeting and cost control processes, including estimates, procurement, and contract administration.
  • Applicable building codes, permitting requirements, safety regulations, and contractual compliance.
  • Construction management software and related technology (e.g., Procore, MS Project, PlanGrid, Bluebeam).
  • Interpret and apply construction documents and specifications to field conditions.
  • Plan, schedule, and coordinate project activities to maintain scope, budget, and timelines.
  • Communicate clearly and professionally with contractors, architects, engineers, inspectors, and internal stakeholders.
  • Identify, analyze, and resolve project issues and risks in a timely and effective manner.
  • Lead and coordinate the work of diverse project teams and maintain positive working relationships.
  • Manage multiple tasks and priorities in a dynamic, fast-paced environment.
  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field.
  • Five years of direct experience in construction project management.
  • Strong knowledge of construction processes, budgeting, and scheduling.
  • Ability to reads and interprets complex plans, specifications, blueprints, and schematic drawings, and assess them with construction progress.
  • Any equivalent combination of education and experience sufficient to successfully perform the essential duties of the job may be considered.

Responsibilities

  • Supervise daily the activities supporting successful construction of bond-supported projects under CMAR projects.
  • Serve as owner representative in CMAR team consisting of owner, owner representative, CMAR representative, CMAR, and design professional.
  • Develop and manage project plans, schedules, and budgets.
  • Coordinate with architects, engineers, contractors, and college administration.
  • Ensure compliance with local, state, and federal building codes and safety regulations as needed.
  • Monitor project costs throughout the design, construction and close-out.
  • Assist in bid preparation, contractor selection, and contract administration.
  • Reviews and interpret construction contracts and change orders, and ensures their proper execution and distribution.
  • Coordinate with IT, Facilities and Security teams for technology and access control integration.
  • Ensure alignment with institutional sustainability goals and environmental standards.
  • Supervise construction activities from design through completion.
  • Conduct site inspections and quality control checks.
  • Resolve issues related to delays, emergencies, or technical challenges.
  • Provide regular progress reports to college leadership.
  • Facilitate meetings with project teams and stakeholders.
  • Maintain thorough documentation of project activities.
  • Perform other duties as assigned.
  • Ensure adherence to safety protocols for students, staff, and contractors.
  • Collaborate with campus Facilities and Security teams to implement access control and emergency response measures.
  • Coordinates move-in and move-out timelines within the new facilities
