About The Position

FocusKPI is looking for a Construction Project Manager to join one of our clients, a high-tech SaaS company. The Construction Project Manager will lead and coordinate all phases of the client's relocation to a new San Francisco facility, from pre-construction through move-in and closeout. This role is responsible for managing design and construction teams, managing the budget and schedule, navigating SF permitting and inspections, and ensuring the space is delivered safely and compliantly, ready for occupancy with minimal disruption to operations. Work Location: San Francisco, CA Duration: 6-month contract with potential to extend; On-site role (5 days a week onsite) Pay-Range: $85/hr - $101/hr No C2C resumes are considered

Requirements

  • 5-7 years of experience preferred
  • Bachelor's degree in related fields: construction management/construction engineering, civil engineering/structural engineering, architecture, facilities management/building sciences, business, or project management (with construction experience)
  • Prior SF office relocation experience
  • Familiarity with LEED/WELL standards
  • Strong local contractor and inspector relationships
  • Experience working in occupied buildings
  • Construction sequencing & phasing: keeping operations running while building out
  • MEP coordination: HVAC, electrical, data/IT, life safety, etc.
  • Drawing & Spec literacy: ability to catch issues before they become change orders
  • Quality control & punch-list management
  • SF Department of Building Inspection process expertise
  • Permitting and & inspections coordination
  • Title 24 energy compliance
  • Fire Marshal & ADA coordination
  • Move-in/move-out logistics
  • Furniture, fixtures, and equipment coordination
  • IT/data center migration planning
  • Temporary swing space planning
  • Occupancy readiness planning
  • Cost estimating and value engineering
  • Vendor bid leveling & contract administration
  • Architect & construction coordination

Responsibilities

  • Manage tenant improvement construction from design development through occupancy
  • Coordinate architects, engineers, contractors, landlords, and vendors
  • Oversee SF permitting, inspections, and regulatory compliance (DBI, Fire, ADA, Title 24)
  • Control project budget, schedule, change orders, and risk
  • Plan and execute move-in logistics, FF&E installation, and IT coordination
  • Lead punch-list completion, commissioning, and closeout documentation
  • Communicate progress and issues clearly to leadership and stakeholders
