About The Position

The Construction Project Manager leads small and large projects for office, manufacturing, and lab spaces, with a specialized focus on tenant improvement (TI) work. This role is responsible for overseeing the entire project life cycle—including requirements gathering, scope creation, RFP development, bid evaluation, contractor selection, project kickoff, on-site execution, and project closeout. This individual works closely with internal stakeholders to define project objectives, align expectations, and ensure all requirements are met across diverse environments. They proactively communicate project status, risks, and milestones, while coordinating with vendors, contractors, and cross-functional teams to keep projects on track. The Construction Project Manager is accountable for maintaining project schedules, controlling budgets, ensuring compliance with quality standards, and delivering projects on time and within scope. This role also oversees documentation, risk management, and quality assurance throughout each phase of construction, ensuring successful project delivery from start to finish for office, manufacturing, and laboratory facilities.

Requirements

  • Requires Bachelor's degree in a related field (or equivalent work experience in lieu of degree; or Masters +3 yrs experience).
  • Typically 5+ years of related experience.
  • Prior experience with increasing responsibilities in project management.
  • Certifications: Project Management Professional (PMP) certification is highly recommended.
  • Advanced project coordination and administrative skills.
  • Solid understanding of project management methodologies and processes.
  • Ability to integrate internal efforts and coordinate cross-functional teams.
  • Strong communication, leadership, and problem-solving skills.

Nice To Haves

  • Extensive experience using project management software such as Microsoft Project or Smartsheet, to plan, track, and report on projects.
  • Proficiency in advanced project management tools and techniques, including Gantt charts, critical path method (CPM), and earned value management (EVM).
  • Proven track record in construction project management for tenant improvement, industrial, office, manufacturing, and laboratory space projects.
  • Strong knowledge of lease administration processes, including coordinating landlord notifications, tracking invoices, and managing rent submissions.
  • Demonstrated success managing project budgets and working with internal stakeholders across multiple states.
  • Willingness and ability to travel between project sites in multiple states as required.
  • Skilled in reading and interpreting construction documents, architectural plans, and technical specifications.
  • Demonstrated expertise in vendor and contractor management, including selection, negotiation, and performance oversight.
  • Excellent communication and organizational skills, with a proactive approach to providing updates and resolving issues.
  • Experience with risk management and implementing quality assurance controls in construction projects.
  • Ability to work effectively both independently and collaboratively within multidisciplinary teams.

  • Proven ability to manage multiple projects simultaneously, consistently meeting deadlines and delivering high-quality results.

Responsibilities

  • Manage end-to-end tenant improvement (TI) projects for office, manufacturing, and lab spaces, including requirements gathering, scope definition, RFP/bidding, contractor selection, kickoff, execution, and closeout, ensuring all work complies with building regulations and lease terms.
  • Develop and maintain project schedules, budgets, and risk registers; ensure all project documentation is complete, accurate, and up to date.
  • Visit project sites (primarily in Colorado and Wisconsin) to monitor progress, verify construction quality, ensure work aligns with project scope, and promptly address any issues.
  • Review and interpret construction documents, plans, and specifications to ensure all work meets contractual obligations and project requirements.
  • Review lease agreements to confirm and execute all required landlord notifications and approval processes prior to starting any construction or tenant improvement work, ensuring compliance with lease terms and conditions.
  • Serve as the primary point of contact for internal and external stakeholders, clearly communicating project objectives, progress, risks, and lease stipulations, and providing timely updates and recommendations.
  • Oversee contractor and vendor performance, ensuring adherence to project scope, budget, quality standards, timelines, and lease-related conditions.
  • Maintain comprehensive project documentation, reports, and quality assurance records, with a focus on compliance with lease, regulatory, and company standards.
