About The Position

The Project Manager’s role is to plan, execute, and finalize projects including acquiring resources and coordinating the efforts of team members and third-party contractors or consultants in order to deliver projects according to the plan. The Project Manager defines the project’s objectives and oversee quality control throughout its life cycle as well as responsible for outlining and implementing a project documentation and communication control program.

Requirements

  • Associates Degree or higher in Project Management or related field required
  • Demonstrated experience with commercial interior construction, tenant improvements, or fit-out projects preferred
  • Strong working knowledge of commercial building systems, including MEP, fire/life safety, accessibility requirements, and interior architectural assemblies
  • Demonstrated knowledge of construction and building codes required
  • Proficiency in MS Project, MS Outlook, MS Word, MS Excel, and MS Windows, BlueBeam
  • Ability to guide, direct, and coordinate a department with five or more employees
  • Demonstrated ability to effectively run a department in an efficient manner
  • Ability to read, analyze, and interpret prints, architectural drawings, financial and job cost reports
  • Ability to respond to common inquiries or clarifications from customers, regulatory agencies, or members of the business community
  • Excellent knowledge of the industry and trends impacting the business
  • Excellent customer service orientation and excellent interpersonal skills
  • Excellent oral and written communication skills

Responsibilities

  • Responsible for directing and managing commercial interior projects from inception through close-out, including planning, design coordination, execution, monitoring, controlling, and overall project closure for defined scopes of work (office, retail, hospitality, mixed-use, and other commercial interiors).
  • Manage projects within occupied and operational environments, ensuring minimal disruption to tenants and building operations while maintaining safety, schedule, and quality standards.
  • Define project scope, goals, and deliverables that support business objectives in collaboration with senior management, clients, property managers, architects, engineers, and other stakeholders.
  • Review and manage critical path schedules; manage changes in project scope; identify potential risks or conflicts (design, procurement, access, landlord constraints); devise contingency plans; and proactively accelerate or resequence work to meet aggressive commercial deadlines.
  • Draft, manage, and submit project budgets for interior construction, including tenant allowances, landlord work letters, change orders, and cash flow forecasts; recommend and implement budget adjustments as required.
  • Draft, review, and coordinate detailed scopes of work for interior trade packages, including architectural finishes, millwork, MEP, fire/life safety, low-voltage, specialty systems, and furniture coordination.
  • Plan and schedule project timelines and milestones using appropriate tools, with emphasis on fast-track delivery and phased turnovers common to commercial interiors.
  • Lead and participate in design development and constructability reviews, identifying efficiencies, value engineering opportunities, and schedule improvements specific to interior build-outs.
  • Develop and deliver progress reports, schedules, proposals, RFIs, submittal logs, change documentation, close-out documentation, and client presentations.
  • Coordinate closely with building ownership, property management, and authorities having jurisdiction (AHJs) to ensure compliance with base building standards, access requirements, permits, inspections, and turnover procedures.
  • Determine the frequency and content of status reports from the project team, analyze results, and proactively troubleshoot design, schedule, cost, or quality issues.
  • Define project success criteria and communicate expectations clearly to all involved parties throughout the project life cycle.
  • Oversee project teams including Project Coordinators, Superintendents, and Project Engineers, ensuring alignment with commercial interior best practices.
  • Coach, mentor, motivate, and supervise project team members, consultants, and trade partners, fostering accountability, collaboration, and high-performance delivery.
  • Ensure all projects meet commercial interior quality standards, safety requirements, contractual obligations, and client expectations.
  • Perform other duties as assigned.
