About The Position

We are seeking a highly organized and detail-oriented Construction Manager to lead all aspects of project management throughout the pre-development and development phases of our industrial real estate initiatives. This role plays a critical part in shaping project success - from coordinating design and budget planning with development managers to overseeing contractor selection, managing third-party consultants, and ensuring seamless execution through construction and tenant occupancy. The ideal candidate will bring a strong foundation in delivering industrial assets, excellent communication skills, and the ability to navigate projects with multiple stakeholders. The role of the Construction Manager is responsible for all aspects of project management during pre-development and development. Specific responsibilities include but are not limited to:

Requirements

  • A bachelor's degree in Construction Management, Engineering, or a related field
  • A minimum of (2) two years of project management experience
  • Ability to regularly communicate analyzed data to client and team to achieve project goals
  • Ability to successfully communicate with architects, contractors, client's representatives, and team members
  • Knowledge of the entitlement/permitting process and construction delivery methods and agreements
  • Ability to handle multiple tasks effectively and work within tight deadlines
  • Strong interpersonal, communication (written and spoken) and organizational skills
  • Strong Excel skills, familiarity with Procore a plus
  • Self-starter, possessing willingness to learn
  • Strong desire to succeed in an entrepreneurial environment

Responsibilities

  • Coordinate with regional development manager on project design, scope, and budget for prospective development sites
  • Engage engineer and architect to refine initial designs for internal board and investment committee approvals
  • Solicit and review third party consultant reports (environmental, geotechnical, wetlands, etc.) to further refine project viability and potential impacts to design
  • Revise and present project scope to general contractors
  • Evaluate and present contractor bids and make recommendations for contractor selection
  • Review and comment on project construction drawings and suggest value engineering options
  • Coordinate with project attorney to negotiate general contractor agreement
  • Interface with project lender to coordinate both site visits and investigations
  • Attend and summarize owner, architect, contractor meetings
  • Review and approve potential changes to project scope
  • Track force-majeure and weather-related issues with project delivery and timing
  • Work with project accounting team to analyze and sign off on construction draws
  • Attend and oversee punch-list walk throughs
  • Coordinate with property manager on issues and concerns related to tenant occupancy
