About The Position

The Construction Manager is responsible for consistently achieving individual monthly goals related to closings, cycle times, VPO spend, and Avid survey results, while providing outstanding customer service throughout the entire Customer Journey. This role encompasses ensuring an 'A+' community presentation, managing all homes in production (including the model), and maintaining overall jobsite cleanliness. The Construction Manager must ensure all trade partners adhere to the Hakes Brothers Safety and Health Program. Daily reporting, auditing, and usage of ITK are required to maintain accuracy of the build schedule, track home progression, and facilitate trade payments. A great Construction Manager takes pride in the details of every home, provides excellent service and follow-through, and is committed to building quality homes. They are also responsible for managing cycle times, controlling and reducing construction costs, maintaining jobsite cleanliness, and ensuring compliance with the Stormwater Pollution Prevention Plan (SWPPP) and EPA regulations. The role requires a professional appearance, a team-player attitude, and leadership qualities, serving as an example to other Superintendents and being a positive voice for the company.

Requirements

  • Must own or have access to a vehicle for daily work.
  • Must carry a valid driver's license.
  • Must carry auto liability insurance.
  • At least two years' relevant experience.

Responsibilities

  • Consistently achieve individual monthly goals specific to closings, cycle times, VPO spend and Avid survey results.
  • Deliver outstanding customer service throughout the entire Customer Journey.
  • Ensure ‘A+’ community presentation.
  • Manage all homes in production, including the model.
  • Maintain overall jobsite cleanliness.
  • Ensure all trade partners are abiding to Hakes Brothers Safety and Health Program.
  • Perform daily reporting, auditing and usage of ITK to ensure accuracy of the build schedule, the progression of homes, and the payment of trades.
  • Unlock the houses by 7AM and lockup no earlier than 4PM daily.
  • Work late to meet scheduling milestones as needed.
  • Perform weekend on-call duty, as needed.
  • Supervise all construction activities through to the New Home Orientation (NHO).
  • Update the Construction Schedule daily and schedule all trade contractors.
  • Perform and complete the Pre-Construction Orientation (PCO).
  • Perform and complete the Pre-Slab Inspection (PSI).
  • Perform and complete the Pre-Drywall Inspection (PDI).
  • Perform and complete the Pre-Drywall Orientation (PDO).
  • Perform and complete the Quality Assurance Inspection (QAI).
  • Perform and complete the New Home Orientation (NHO).
  • Follow up on closing day.
  • Perform the 30-day follow up 30 days after closing.
  • Handle any other warranty items on the home for the first 30 days after closing.
  • Rotate answering and responding to the Emergency phone, per Management.
  • Ensure target dates are met per Google calendar and Construction Tracker.
  • Regularly communicate with buyers.
  • Score well on the Customer Satisfaction Survey.
  • Help Hakes Brothers become the Builder of Choice for trade contractors.
  • Manage trade contractors and suppliers so they can accomplish their jobs effectively and efficiently.
  • Schedule trade contractors properly to avoid dry runs.
  • Be firm but fair, consistent and reliable with trade contractors.
  • Instill discipline in trade contractors.
  • Give ample lead times to trade contractors.
  • Provide proper materials to execute job.
  • Pay trade contractors on time.
  • Be a good listener and show respect to trade contractors.
  • Build quality homes, identifying and correcting any item or issue that is not to the highest quality standards before the New Home Orientation.
  • Walk all homes daily, note construction errors and poor workmanship, and make arrangements to correct quickly.
  • Manage time wisely and organize schedules to maximize quick production of each home.
  • Update and monitor trades' progress.
  • Proactively look for ways to help control and reduce construction costs.
  • Monitor and control materials delivered to jobsite to avoid materials from being stolen or damaged.
  • Hold trade contractors accountable when sloppy work requires additional effort from other trade contractors.
  • Take responsibility for maintaining a clean worksite.
  • Alternate conducting the monthly Safety meetings.
  • Fill out weekly safety report.
  • Issue Written Notice(s) of Correction when trade contractors do not follow Safety/OSHA rules after verbal warning(s).
  • Alternate conducting bi-weekly SWPPP inspections and documenting areas that need correction.
  • Motivate trade contractors to clean jobsites daily to keep us in compliance with the EPA's rules and regulations.
  • Always look, dress and speak professionally.
  • Help accomplish whatever task is at-hand to ensure that Hakes Brothers continues to be an industry leader.
  • Be a Leader and an example to other Superintendents.
  • Be the top performer of each of the Superintendent responsibilities.
  • Be a positive voice for the company.
  • Perform other duties as assigned.
