The Construction Cost Estimator at National Core is integral to the "Cradle-to-Grave" management philosophy, engaging with projects from initial site identification through post-occupancy. This role reports to the Vice President of Construction Estimating and is responsible for developing and maintaining the Historical Cost Model, as well as creating cost estimates for individual multi-family affordable projects. Responsibilities include pre-development analysis, evaluating site impacts, reviewing reports, assessing regulatory requirements, overseeing design consultants, and participating in the construction bid process. The position acts as both a general contractor and an owner's representative managing third-party general contractors. The Estimator will collaborate with the Vice President of Construction Estimating to prepare contracts, scopes of work, cost estimates, CPM schedules, and bid packages, and will manage project buyouts. Additionally, the role is accountable for the successful, on-time, and on-budget completion of assigned projects, adhering to quality standards. During the pre-development phase, the Estimator conducts initial site reviews, conceptual cost estimates, monitors entitlement processing, provides cost implication input, and manages design consultants for buildability, cost, quality, and value engineering.
