About The Position

The Estimator at Carlton Construction plays a key role in winning and setting up projects for success, managing the full estimating process from reviewing bid documents and site conditions to evaluating subcontractors and preparing proposals, all while ensuring estimates meet the Carlton Quality Standard. This role requires strong analytical skills, attention to detail, and the ability to communicate clearly with clients, subcontractors, and internal teams. The successful candidate will thrive in a fast-paced, collaborative environment and enjoy turning data into actionable insights.

Requirements

  • At least 5 years in Construction, including 3 Years in Estimating.
  • Bachelor’s Degree in Construction Management or related field.
  • Strong ability to visualize 2D drawings in a 3D space to assess constructability and clarify scope.
  • Data-Driven and analytical, experienced in leveraging historical cost data for materials, labor, and subcontractors.
  • Proven experience estimating diverse commercial building projects and identifying cost-effective construction methods.
  • Exceptional communication skills to build trust and clearly substantiate estimates with clients, colleagues, and subcontractors.
  • Experience managing, coaching, and directing junior team members.
  • Strong attention to detail with the ability to manage multiple priorities and deadlines under pressure.
  • Proficiency in MS Office, MS Project, Sage, PlanSwift, Bluebeam, and other estimating software
  • Ability to build and maintain strong Subcontractor and Vendor relationships.

Responsibilities

  • Visit job sites and review bid documents to ensure accurate, complete, and risk-aware estimates.
  • Develop initial construction schedules and site logistics plans with Project Managers and Superintendents.
  • Manage the full estimating process to deliver thorough, timely, and compliant estimates.
  • Identify questions or clarifications during the bid process and prepare proposal clarifications.
  • Evaluate subcontractor proposals to determine the best fit and identify new subcontractors requiring a Master Subcontractor Agreement.
  • Conduct bid defense meetings and lead preconstruction to operations transition meetings.
  • Lead and coach the Assistant Estimator.
  • Monitor subcontractor participation and ensure multiple bids per scope.
  • Identify potential self-perform opportunities and review the Operations Manager.
  • Track current material pricing, trends, and potential cost escalations.
  • Build and maintain strong relationships with clients, consultants, architects, engineers, subcontractors, and vendors.
  • Research new subcontractors and vendors to expand market options.
