About The Position

The Costing Manager, Construction Project is a pivotal role within the Development and Facilities team, responsible for the end-to-end financial integrity of a national retail portfolio. You will bridge the gap between initial design and final close-out by leveraging AutoCAD and Bluebeam for precise take-offs, and Autodesk Construction Cloud/Procore for real-time project controls. This role requires a hybrid of traditional estimating expertise and modern data analysis to negotiate bids, manage multi-million dollar budgets, and provide executive-level forecasting for fast paced retail rollouts We follow an office policy with an expectation of five days per week working onsite. Requirements

  • Experience: 5–7 years of construction estimating or cost engineering, specifically within the retail, hospitality, or multi-site commercial sector
  • Education: Bachelor’s degree in Construction Management, Quantity Surveying, Engineering, or architecture
  • Analytical Mindset: Proven ability to spot financial trends and risks across a large volume of simultaneous projects
  • Contractual Knowledge: Deep understanding of AIA contracts (G702/G703) and the legalities of construction billing

Responsibilities

  • Quantity Take-offs: Utilize Bluebeam and AutoCAD to perform detailed material and labor take-offs from architectural and MEP sets
  • Bid Leveling: Conduct apples-to-apples comparisons of GC bids, identifying scope gaps, and levelling bids
  • Negotiation: Lead financial negotiations with vendors and contractors to ensure pricing aligns with current market benchmarks and historical data
  • Portfolio Oversight: Manage the Cost-to-Complete (CTC) for the entire construction pipeline, ensuring all project budgets are updated weekly
  • Change Order Validation: Review all Change Order Requests (CORs) for legitimacy, ensuring they are not "scope creep" and are priced according to contract unit rates
  • Cash Flow Management: Forecast monthly funding requirements and track accruals to assist the Finance department with CapEx planning
  • Platform Administration: Act as the primary financial user for Procore or Autodesk Construction Cloud, ensuring all contracts, commitments, and invoices are accurately logged
  • Executive Dashboards: Generate reports on portfolio spend, variance trends, and cost-per-square-foot metrics for senior leadership
  • Post-Mortem Analysis: Conduct look-back audits on completed projects to refine estimating templates for future store prototypes
