About The Position

Condemnation/Demolition Inspectors examine buildings and structures to determine existing violations of building codes and to define improvements necessary to bring structures that are considered a nuisance, dangerous, or abandoned into compliance. Additionally, employees in this job class condemn and demolish structures that fail to comply within the time frame required in accordance with established procedures. Condemnation/Demolition Inspectors perform various administrative tasks (e.g., review forms, mail notices, write reports) related to condemnation/demolition inspections and procedures. The completion and quality of work is reviewed by the Chief Condemnation/Demolition Coordinator through the monitoring of performance and total results achieved.

Requirements

  • Driver’s license.
  • Experience reading diagrams, blueprints, maps, graphs, charts, etc.
  • Work experience in all phases of the construction of residential and non-residential projects (e.g., gas, electrical, mechanical, plumbing, construction).

Nice To Haves

  • State of Alabama Asbestos certification.
  • Experience working as a building inspector in local government.
  • Work experience in the construction of residential and non-residential structures.
  • Experience using computer software applications (e.g., CRM 311, Advantage Tidemark, Microsoft Office Outlook, Excel).

Responsibilities

  • Performs various administrative tasks (e.g., maintaining records, gathering/documenting information, preparing resolutions, updating systems) in order to coordinate the work of the demolition/condemnation inspection unit.
  • Conducts condemnation and demolition inspections by contacting property owners, identifying structural damages, estimating costs, and recommending corrective actions in order to ensure compliance with municipal/state ordinances, codes, and/or safety regulations.
  • Prepares for inspections by scheduling visits, driving, mapping locations, planning routes, researching codes, reviewing ordinances, and staying abreast of current industry developments in order to maintain efficient operations.
  • Coordinates with individuals (e.g., citizens, inspectors, supervisors, other departments) via written and/or verbal correspondence in order to provide and/or receive information on behalf of the department.
  • Completes and files reports regarding demolition/condemnation inspections for documentation purposes.
  • Estimates repair costs necessary to make condemned structures habitable and forwards to interested parties (e.g., property owners).
  • Identifies the presence of hazardous materials (e.g., asbestos) to support condemnation determinations.
  • Compiles various reports on total number of inspections, results of the inspections, number of complaints, number of properties that have been inspected, etc. for documentation purposes.
  • Issues warnings (written and/or verbal) to notify property owners that they are not in compliance with relevant state/local laws, codes, and/or ordinances.
