About The Position

The Property Manager is responsible for the overall operational and financial performance of the assigned residential property. This role oversees day-to-day property functions, including resident relations, lease administration, maintenance coordination, budgeting, and compliance, to ensure a safe, well-maintained, and highly functioning environment. The Property Manager serves as the primary point of contact for tenants, vendors, and stakeholders, ensuring exceptional service delivery and maximizing property value and occupancy. This position requires strong organizational skills, sound judgment, and the ability to manage multiple priorities while maintaining a high standard of professionalism.

Requirements

  • 2+ years in property management (Assistant or Manager level)
  • Working knowledge of Fair Housing and landlord/tenant basics
  • Customer-service mindset; calm under pressure; solid written communication
  • Basic tech skills: Outlook, Excel/Word, Microsoft Teams

Responsibilities

  • Manage and meet multiple deadlines, including daily, weekly, and monthly requirements.
  • Support the Regional Property Supervisor in the overall operations and performance of the property.
  • Market the property effectively and lease all vacant units.
  • Pre-lease units prior to vacancy; ensure all vacant units are leased within 30 days.
  • Maintain thorough knowledge of Fair Housing regulations and all BFPM policies and procedures.
  • Process invoices through Yardi Payscan.
  • Handle rent collection and related financial transactions using Yardi.
  • Monitor the rent roll daily and maintain an accurate delinquency report.
  • Serve 3-day notices in accordance with rental agreements.
  • Prepare and distribute notices as required.
  • Ensure full compliance with all state, federal, and local laws governing landlord/tenant relations, including Fair Housing, evictions, abandonment, non-compliance, and Affordable Housing regulations when applicable.
  • Address tenant concerns professionally and promptly.
  • Attend legal proceedings related to the property when necessary.
  • Conduct daily property inspections to ensure a clean, safe, and well-maintained environment.
  • Ensure all make-ready units are completed within 3–5 business days.
  • Submit monthly market survey reports to the Supervisor.
  • Coordinate, track, and follow up on work orders in a timely manner.
  • Respond to on-call emergency situations as required.
  • Ensure all residents adhere to house rules and community regulations.
  • Attend all required training sessions and meetings.
  • Perform other duties as assigned.
