The Community Property Manager is responsible for overseeing the day-to-day operations of a property, ensuring its value is enhanced while adhering to various regulations and company policies. This role involves financial management, leasing, administrative tasks, and resident relations, all aimed at maintaining a high standard of living for residents and achieving the financial goals of the property owner.

  • Understand financial goals and operate the asset in the owner's best interest according to policies and procedures.
  • Maintain accurate records of all community transactions and submit them weekly.
  • Collect, post, and deposit rents and fees daily.
  • Generate necessary legal documents and actions in compliance with guidelines.
  • Communicate with vendors and contractors regarding scheduling and billing.
  • Ensure accounts payable invoices are submitted for payment and petty cash is balanced.
  • Maximize property leasing capacity and prepare renewal letters in advance.
  • Utilize marketing strategies to attract prospective residents.
  • Monitor and analyze traffic logs and marketing data for informed decision-making.
  • Represent the company and community professionally at all times.
  • Implement procedures to ensure efficient workflow within company guidelines.
  • Confirm all leases and paperwork are completed accurately and timely.
  • Maintain secure and organized resident files.
  • Lead an emergency response team for community incidents.
  • Address resident concerns promptly to ensure satisfaction.
  • Develop resident retention programs and distribute community notices.
  • Knowledge of Fair Housing regulations.
  • Ability to communicate effectively with residents and team members.
  • Proficiency in Microsoft Office, Real Page, and Lead to Lease.
  • Strong organizational skills to maintain detailed records and a clean work area.
  • Experience in property management or a related field.
  • Familiarity with local real estate market trends.
  • Leadership experience in a supervisory role.
