About The Position
Volunteer Properties is a full-scale property management firm specializing in multi-family apartment communities, with a portfolio of around 6,000 doors across Kentucky, Tennessee, and Georgia. Our Community Managers serve as the frontline representatives of our organization, embodying our core values of teamwork, integrity, vibrant engagement, continuous improvement, and compassion. This role is crucial in driving our motivation to be the best in the industry. Community Managers are responsible for leading and managing the staff, operations, and financial performance of their assigned community. They play a key role in maintaining occupancy requirements through effective leasing efforts and ensuring that maintenance workflows are productive and meet established standards. In this position, you will act as a liaison between the organization and community staff, residents, and vendors, ensuring compliance with Fair Housing standards and other applicable laws. You will be responsible for physically inspecting the property for maintenance, cleanliness, and improvements, as well as bidding and negotiating contracts with vendors for services. Marketing vacant spaces to attract residents is also a critical responsibility, which includes preparing social media posts and networking with advertising sources. You will document communication with prospects, execute leases in the management system, and maintain resident files. Additionally, you will oversee operating expenses to meet financial goals, provide budget explanations, and report on financial performance to the leadership team. This role requires a proactive approach to problem-solving and the ability to respond to issues outside of normal work hours when necessary.
