The Community Manager at Woda Cooper Companies Inc. is responsible for overseeing the daily operations of a residential community, ensuring high levels of resident satisfaction and retention.   • Supervise and motivate all staff personnel to achieve operational goals.
  • Interact positively with residents and the public to enhance community image and ensure superior resident retention.
  • Lease apartments, including taking inquiries, showing apartments, and processing applications.
  • Maintain the community in an attractive manner at all times.
  • Timely collection of rents and daily deposits, along with record keeping.
  • Screen and score rental applicants, control delinquency, and process bad debt files.
  • Create and maintain a customer-centered service culture.
  • Assist in hiring, development, and discipline of site personnel.
  • Administer the community's operating budget and control monthly expenses.
  • Ensure resident files comply with all governmental commitments and lender requirements.
  • Track scheduled unit inspections and ensure preventative maintenance is completed.
  • Inspect the property daily and schedule capital improvements and repairs.
  • Collect and post all rents, track collections, and attend eviction proceedings as needed.
  • Develop and implement positive resident relations programs.
  • Participate in continuing education and training seminars.
  • Report any work-related injuries and property loss issues promptly.
  • Train staff as needed and maintain effective communication with residents and vendors.
  • High school diploma or GED required.
  • Experience in affordable housing programs such as LIHTC, USDA Rural Development, Section 8, or HOME.
  • Proficient in Microsoft Office Suite and Yardi Voyager.
  • Excellent interpersonal, verbal, and written communication skills.
  • Detail-oriented and organized with the ability to lead a team.
  • Familiarity with Fair Housing laws.
  • Experience with RD 515.
