About The Position

GSF Properties Inc. is looking for a Community Manager in Fresno, CA, come join a dynamic property management team! In this role, you will oversee the effective management, marketing, and maintenance of the apartment community while achieving the financial objectives of the owner and management company and ensuring full compliance with all applicable regulatory standards and requirements. This position is scheduled Monday through Friday, 8:00 AM to 5:00 PM during winter hours and 9:00 AM to 6:00 PM during summer hours, with weekend availability as needed. The pay range for this role is $25.00 to $26.00 per hour.

Requirements

  • 3–5 years of relevant experience in property management
  • Proven experience supervising a team of three or more
  • Marketing experience, including outreach and resident engagement
  • Strong time management skills with the ability to meet deadlines
  • Excellent communication, organizational, and detail-oriented skills
  • Experience with financial budgeting and processing
  • Ability to manage a high-volume workload while maintaining accuracy and organization
  • Availability to work Monday–Friday, 8:00 AM–5:00 PM during winter hours and 9:00 AM–6:00 PM during summer hours, with weekends as needed

Responsibilities

  • Collaborate with the Regional Supervisor to establish appropriate rent levels.
  • Review rent schedules and oversee preparation and submittal of rent increases and renewals.
  • Maintain optimum level of occupancy.
  • Process timely and accurate move-ins, move-outs, and renewals.
  • Follow company marketing policies and reporting requirements.
  • Ensure the property and grounds are well maintained.
  • Report property incidents, accidents, and injuries in accordance with company policy.
  • Resolve resident issues and conflicts timely and in accordance with site guidelines.
  • Support maintenance operations by partnering with your Maintenance team to provide a sparkling product through preventive maintenance, timely and efficient repairs, and a highly organized make-ready process.
  • Partner with your Regional to prepare and follow an operating budget and to plan community capital improvements, repairs, contract developments, and negotiations.
