As the Community Manager, you will be responsible for managing the financial performance of the property by overseeing rents, occupancy and expenditures. You will manage, train and counsel onsite staff effectively, analyze monthly performance and budget projections, and discuss strategies with the Regional Property Manager. Additionally, you will complete annual asset business plans and budget forecasts, review, understand and report financial information, and cultivate and execute marketing techniques and budgeting. You will supervise resident retention, renewal and leasing programs to maintain maximum occupancy, train and mentor office staff in effort to implement sales and marketing materials and strategies, and provide direction and oversight to property maintenance staff. Ensuring that buildings, units, amenity space conditions are in market ready condition is crucial, as is performing regular inspections of managed property. You will also be responsible for bidding, negotiating and managing vendor service contracts and one-time projects, providing additional reports as required, promoting and teaching safe work-place practices, multitasking to meet deadlines in a timely and organized manner, and working a flexible schedule. Touring the community with clients, vendors, and staff when needed is also part of the role.
