About The Position

The Community Manager role at Adecco Staffing involves overseeing the daily operations of a multifamily housing community in Wilmington, NC. This position requires effective management of personnel, financial oversight, leasing, maintenance, and compliance with policies. The role is hands-on and demands strong communication, organization, and leadership skills under the supervision of the Regional Supervisor.

Requirements

  • High School Diploma or Equivalent; Bachelor's degree preferred.
  • Minimum 4 years of experience in the multifamily housing industry, or 1-2 years of related experience and training.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills and the ability to understand on-site software functions.
  • Knowledge of Fair Housing Laws and OSHA requirements is a plus.

Responsibilities

  • Screen, hire, train, coach, and develop on-site staff using company directives.
  • Conduct ongoing staff training and performance evaluations to ensure compliance with Asset's training benchmarks.
  • Create staff schedules and assignments, ensuring timely completion of tasks.
  • Address performance issues and communicate with HR when necessary.
  • Promote a positive, team-oriented work environment to maintain high job performance.
  • Develop and manage annual operating budgets and forecasts to maximize net operating income.
  • Oversee the timely receipt and reconciliation of deposits, rent collections, and vendor invoices.
  • Ensure accurate financial reporting and property close-out procedures.
  • Create and implement a yearly marketing plan to attract prospective residents.
  • Ensure effective leasing practices, including follow-ups, documentation, and resident satisfaction.
  • Develop resident retention programs, such as events and newsletters, to enhance community engagement.
  • Ensure accurate and timely submission of administrative and leasing reports.
  • Respond to property emergencies and manage the emergency team.
  • Monitor maintenance requests and ensure timely repairs.
  • Conduct property inspections to maintain high property standards and ensure the completion of work orders.
