About The Position

Hanna Heights has an immediate opening for an experienced Community Manager! Our team members are high performers that care about customer service and exceed expectations. The Community Manager plays a critical role in our success. Hanna Heights is proudly owned by ColRich, a family-owned real estate, development, and investment firm. Their focus is to reposition older assets, and offer well designed, affordable, and service centric workforce housing. The Community Manager manages the day-to-day operations of an assigned property including managing the team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals, and ensures that the operation of the property complies with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations.

Requirements

  • Previous property management experience is required, fee management preferred
  • Proven supervisory skills to hire, lead, direct, and evaluate team members
  • Proficient in MS Office Suite and Yardi/OneSite software
  • Being financially savvy; previous experience in creating/adhering to budgets, fiscal reporting
  • Excellent communication skills: ability to read, write and communicate effectively

Responsibilities

  • Manage daily operations of the property to achieve established budgeted financial and operational goals
  • Control expenditures by staying within constraints of the approved budget including maintenance repairs
  • Oversee the lease enforcement process by approving prospective resident applications, discounts, and renewals
  • Supervise property staff to ensure goals are met; this includes hiring, training, and performance management
  • Assist in managing the client/owner relationship by providing updates and reporting on the property's performance and responding to owner requests as needed
  • Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements
  • Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner
  • Approves invoices from vendors, contractors, and service providers for payment
  • Controls expenditures by staying within the constraints of the approved budget
  • Gathers, analyzes, and interprets current market and economic trends that may impact the property
  • Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner
  • Conducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property meet established standards
  • Assists in managing the client/owner relationship by meeting with the owners, conducting property tours, and providing updates
