Requirements

  • 2+ years of Community Manager experience.
  • Affordable housing experience required.

Responsibilities

  • Manages the day-to-day operations of an assigned property including managing the team members, daily activities, and resources of the property.
  • Achieves established budgeted financial and operational goals.
  • Ensures compliance with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws governing multi-family housing operations.
  • Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements.
  • Meets targeted revenues by setting rent rates, ensuring timely collection and posting of rent and fees, and preparing monthly financial status reports.
  • Approves invoices from vendors and contractors for payment and manages communication between the vendor/contractor, accounting, and the client/owner.
  • Controls expenditures by staying within the constraints of the approved budget.
  • Oversees the lease enforcement process including approving resident applications and conducting periodic apartment inspections.
  • Gathers, analyzes, and interprets current market and economic trends to implement marketing and leasing strategies.
  • Promotes resident satisfaction and retention by addressing complaints and service issues.
  • Conducts regular property inspections to ensure safety, cleanliness, and general appeal.
  • Supervises property staff by interviewing, hiring, orienting, and training employees.
  • Assists in managing the client/owner relationship by providing updates and responding to owner requests.
