About The Position

The Community Manager at Avana Uptown is responsible for managing the day-to-day operations of the property, which includes overseeing team members, daily activities, and resources to achieve established budgeted financial and operational goals. The role ensures compliance with company policies and various laws governing multi-family housing operations. The property is a midrise with 227 units, and the manager will provide input into budget development, manage financial transactions, oversee lease enforcement, and promote resident satisfaction.

Requirements

  • Experience in property management or a related field.
  • Strong financial acumen and ability to analyze financial statements.
  • Knowledge of Fair Housing laws and regulations.
  • Excellent communication and interpersonal skills.
  • Ability to manage and lead a team effectively.

  • Familiarity with property management software.

Responsibilities

  • Manage the day-to-day operations of the assigned property.
  • Provide input into the development of budgets by analyzing financial statements and marketing information.
  • Meet targeted revenues by setting rent rates and ensuring timely collection of rent and fees.
  • Approve invoices from vendors and contractors for payment.
  • Control expenditures by adhering to the approved budget.
  • Oversee the lease enforcement process, including approving resident applications and conducting inspections.
  • Analyze market trends to implement marketing and leasing strategies.
  • Promote resident satisfaction by addressing complaints and service issues.
  • Conduct regular property inspections to ensure safety and cleanliness.
  • Supervise property staff, including hiring, training, and performance management.
  • Assist in managing client/owner relationships by providing updates and conducting property tours.
