About The Position

We’re looking for a Community Maintenance Technician who takes pride in quality workmanship, communicates clearly, and puts safety first. You’ll report to our Maintenance Director and complete a wide variety of maintenance and repair tasks for single-family and townhome neighborhoods managed by Community Association Management across the Carolinas. This role serves homeowners association communities—not apartment complexes.

Requirements

  • 3–5+ years of hands-on experience in general maintenance, construction, or similar handyman work.
  • Demonstrated skill across multiple trades: plumbing, basic electrical, roofing, carpentry, painting and drywall, and pressure washing.
  • Ability to work safely on ladders and roofs in alignment with Occupational Safety and Health Administration standards and our internal safety protocols.
  • A personal set of power and hand tools suitable for the trade.
  • Ability to lift 50 lbs., bend, climb, and work outdoors in various weather conditions.
  • Familiarity with common power tools, hand tools, and job-specific equipment.
  • Strong communication, organization, and follow-through.
  • Professional appearance and a service-focused mindset.
  • Valid driver’s license with a clean driving record.
  • Ability to pass a background check and drug screening.
  • High school diploma or equivalent.
  • Willingness to work overtime when needed and participate in a rotating after-hours emergency call schedule.

Nice To Haves

  • Experience serving homeowners association communities, commercial buildings, multifamily, and single-family homes.
  • OSHA-10 or other formal safety training.
  • Basic familiarity with heating and cooling systems (filter changes, simple thermostat replacements).
  • Experience with field service software (for example, ServiceTitan, Jobber, Housecall Pro) and mobile work-order apps.
  • Bilingual (English/Spanish) a plus.
  • Trade certifications (electrical, plumbing, roofing) are welcome but not required.

Responsibilities

  • Complete routine and emergency repairs: carpentry (doors, trim, framing), drywall and painting, plumbing (leaks, clogs, fixture replacements), basic electrical (light fixtures, outlets, switches), and roofing repairs (replace shingles, flashing, leak patching).
  • Safely use ladders and access roofs while following all ladder and roof safety procedures.
  • Pressure wash buildings, walkways, driveways, and other exterior surfaces.
  • Perform seasonal tasks such as gutter cleaning, filter replacement, and exterior inspections.
  • Respond to work orders promptly, finish tasks efficiently, and keep Community Managers and homeowners informed on progress and next steps.
  • Document work performed, materials, and time through our company systems or mobile apps.
  • Follow company safety practices and applicable local building codes at all times.
  • Keep tools and equipment clean, organized, and in good working order and report needed repairs.
  • Operate a company-provided van to travel to job sites within the service area.
  • Interact professionally with Community Managers and homeowners, providing timely, courteous updates.
