POSITION PURPOSE The Community Director oversees all operations of a 75-unit or smaller apartment community. Whether filled by one individual or an on-site property care team, this role coordinates and manages all activities, vendors, and resources to support the community’s operational success and financial performance. This position requires a dynamic and self-motivated individual who can independently manage all aspects of community operations while maintaining a high level of professionalism, organization, and attention to detail. The role includes two complementary areas of responsibility — community operations and property maintenance. It may be filled by one individual with experience in both areas and by an On-Site Property Care Team working together to support the overall success of the community. This is a unique opportunity for someone or a team who enjoys taking ownership of a property, building positive relationships with residents, and maintaining a well-run, welcoming community.

Requirements

  • Minimum of two years’ experience in property management or related field preferred.
  • Strong customer service and communication skills.
  • Experience managing all financial aspects of property management.
  • Continuing education or certification in the property management field is preferred.
  • Knowledge of business principles, management theories, and accounting/finance practices typically acquired through a bachelor’s degree in business or a related field or equivalent work experience.
  • Strong written and verbal communication skills.
  • Ability to manage multiple priorities effectively.
  • Must possess a state driver’s license and a reliable vehicle available during business hours.
  • Punctuality and consistent attendance are essential requirements for this position.
  • Periodic significant time involvement beyond regular working hours to meet deadlines.
  • This position requires a blend of leadership, financial acumen, and property management expertise to ensure the community’s overall success and resident satisfaction.
  • Ability to provide personal hand tools for maintenance duties at work.

Responsibilities

  • Serve as the primary point of contact for residents, providing friendly and responsive customer service.
  • Coordinate move-ins and move-outs and maintain accurate resident records.
  • Assist with leasing activities, including showing apartments and communicating with prospective residents.
  • Maintain organized office systems, documentation, and internal reporting.
  • Support marketing efforts and online property listings.
  • Manage resident communications, collections, and general administrative tasks.
  • Perform routine maintenance and repairs, including plumbing, electrical, HVAC, appliances, and general carpentry.
  • Complete service requests and work orders in a timely and professional manner.
  • Prepare apartments for new residents by completing make-ready repairs and inspections.
  • Maintain the appearance of the community, including groundskeeping, trash removal, lighting checks, and seasonal maintenance such as snow removal.
  • Conduct regular property inspections and identify maintenance needs.
  • Work collaboratively to ensure the property is clean, safe, and well-maintained.
  • Coordinate vendors or contractors when needed.
  • Support compliance with property standards and inspection requirements.
  • Maintain a high standard of professionalism and care for the community.
