About The Position

Compass is seeking an organized, service-oriented Community Association Manager (CAM) to oversee a portfolio of approximately 15 smaller homeowner and condominium associations in the Athens, Georgia area. This role is ideal for a manager who enjoys hands-on community engagement, strong relationship-building, and managing multiple communities within a manageable portfolio. While a CAM license is not required at the time of hire, the selected candidate must be willing and able to obtain their CAM license within the first 90 days of employment , with company support as applicable.

Requirements

  • Prior property management or community association experience preferred
  • Willingness to obtain CAM license within 90 days of hire (required)
  • Strong organizational and time-management skills
  • Ability to manage multiple communities effectively
  • Proficiency with Microsoft Office and property management software
  • Excellent written and verbal communication skills
  • Valid driver’s license and reliable transportation

Responsibilities

  • Serve as the primary point of contact for assigned communities
  • Support and advise Boards of Directors on day-to-day operations and best practices
  • Prepare and attend board and annual meetings (some evenings required)
  • Draft meeting agendas, management reports, and follow-up action items
  • Review financial reports, budgets, and invoices with Boards and internal accounting teams
  • Monitor accounts payable, receivable, and delinquencies
  • Assist with annual budget preparation and financial planning
  • Ensure accurate recordkeeping and document retention
  • Coordinate maintenance requests and common area upkeep
  • Obtain vendor proposals, oversee contracts, and monitor vendor performance
  • Conduct routine site inspections across assigned communities
  • Assist with small capital projects and preventative maintenance planning
  • Ensure compliance with governing documents and applicable state and local regulations
  • Enforce community rules and architectural guidelines consistently and professionally
  • Support inspections, audits, and insurance requirements
  • Maintain awareness of regulatory changes affecting community associations
  • Respond to homeowner inquiries and concerns in a timely, professional manner
  • Foster positive relationships between residents, Boards, and vendors
  • Handle escalated issues with sound judgment and diplomacy
