About The Position

The Commissioning (Cx) Manager will lead and oversee all commissioning activities for our data center facilities. This role is responsible for ensuring all MEP systems are installed, tested, and validated to meet design specifications and operational requirements prior to turnover. Key Responsibilities Commissioning Leadership Lead the Cx strategy for Data Center construction and expansion projects Develop, manage, and/or review Cx plans, schedules, and procedures Coordinate and manage multidisciplinary Cx activities alongside contractors, subcontractors, equipment vendors, etc. Ensure Cx activities align with project timelines and operational readiness milestones Review and develop deep understanding of design documents Oversee site acceptance testing and integrated systems testing Serve as primary POC between construction, design, and operations teams during Cx phase System Testing & Validation Oversee Level 1–5 Cx activities, including component testing, system testing, and integrated systems testing (IST) Validate performance of critical Data Center infrastructure including: Electrical distribution systems (utility, switchgear, UPS, generators) Mechanical systems (chillers, CRAH/CRAC units, cooling towers) Building Management Systems (BMS) and controls Lead failure mode testing and ensure systems operate as designed under simulated fault conditions Project Coordination Collaborate with construction managers, engineers, and contractors to ensure Cx readiness Manage on-site third-party Cx agent Review design documents to ensure Cx requirements are incorporated early in project development Manage third-party Cx agents and testing vendors Coordinate Cx schedules with construction milestones Documentation & Reporting Develop and maintain Cx documentation including test scripts, checklists, test reports, etc. Identify, track, and manage Cx issues, deficiencies, and corrective actions Verify detailed records of system validation and testing results are maintained and delivered at the end of project turnover Provide regular status updates to project leadership and executive stakeholders Operational Readiness Ensure Data Center systems are delivered to operations teams in a fully validated and documented state Support development of standard operating procedures and training materials for operations teams Assist with turnover documentation and ensure all systems meet reliability standards prior to production deployment Continuous Improvement Contribute to the development of Cx standards and best practices for Applied Digital Data Centers Identify opportunities to improve Cx efficiency, quality, and reliability Support future Data Center designs by providing lessons learned from Cx activities

Requirements

  • 7–12+ years of experience in Data Center construction, Cx, or mission-critical infrastructure environments
  • Experience Cx hyperscale or enterprise Data Centers strongly preferred
  • Demonstrated experience with large-scale electrical and mechanical systems
  • Strong understanding of Data Center infrastructure including:
  • Medium and low voltage electrical systems
  • UPS and backup power systems
  • Cooling systems and heat rejection infrastructure
  • BMS/EPMS control systems
  • Familiarity with industry standards such as ASHRAE, NFPA, Uptime Institute, or CSA
  • Strong project management and coordination skills
  • Exceptional ability to lead cross-functional teams and manage multiple stakeholders
  • Excellent troubleshooting and analytical skills
  • Strong written and verbal communication skills
  • Ability to interpret engineering drawings, specifications, and control sequences

Nice To Haves

  • Certified Cx Professional (CCP) or similar certification
  • ASHRAE Cx Process Management Professional (CPMP)
  • Professional Engineer (PE) license (preferred but not required)

Responsibilities
