We are seeking an experienced Commercial Property Manager to join our Real Estate team at Dierbergs Markets Inc. The ideal candidate will possess an entrepreneurial spirit, strong self-motivation, and have a solid background in property management. This role is crucial as it involves overseeing real estate operations and ensuring the effective stewardship of property assets. The Commercial Property Manager will act as the primary liaison between the real estate department and other business units, ensuring smooth communication and collaboration. Key responsibilities will include managing the day-to-day operations of properties, which encompasses all phases of maintenance for buildings and grounds. The manager will regularly visit and inspect properties to ensure they are maintained to company standards. Additionally, the role involves managing vendor relationships, soliciting RFPs, and overseeing the bidding process to ensure timely and cost-effective completion of property maintenance and individual projects. The manager will also oversee contract administration and invoice processing, maintaining a thorough understanding of lease provisions and having primary responsibility for tenant communications. The successful candidate will provide timely and effective responses to tenant issues, demonstrating a sense of urgency and initiative in identifying opportunities for cost savings, management efficiencies, and asset enhancements to maintain and increase the property's long-term value. Collaboration with the Real Estate team and outside brokers to market and promote vacant spaces is also a key aspect of this role. The manager will oversee lease expiration reports and work with legal counsel to finalize and execute lease agreements and amendments. Furthermore, the role requires performing complex and confidential administrative functions, including reviewing invoices and tax bills for Dierbergs-owned and joint-owned properties, and maintaining complete and accurate files and records. The manager will also review weekly delinquency reports and manage tenant collections for past-due amounts, perform data entry for new leases and amendments in Yardi and OnBase systems, and assist in marketing and leasing of space as needed. After-hours emergency coverage for managed properties is also part of the responsibilities, ensuring swift resolution of any issues.
