About The Position

The Commercial Real Estate Associate position is located in Richmond, Virginia, within the Brokerage Services department. This role is commission-based and reports to the Team Leader of the Brokerage Specialty Area. The primary purpose of this position is to represent clients in commercial real estate transactions, ensuring a positive experience throughout the process.

Requirements

Responsibilities

  • Participate in and cooperate with courses, mentorship, and on-the-job training provided by seasoned Agents.
  • Be responsible for end-to-end management of commercial real estate transactions.
  • Represent clients to ensure a fair deal for all parties.
  • Assist landlords in promoting their properties for sale/lease and offer advice to interested buyers.
  • Negotiate contracts and leases prior to sale/lease of commercial property.
  • Perform comparative market analysis to accurately value commercial properties.
  • Conduct research of the local real estate market and stay up to date on industry trends.
  • Advise clients in the development and execution of their real estate investment strategies.
  • Formulate thoughtful analyses of client properties, including broker opinion of value (BOV), market comparables, and research.
  • Prepare marketing materials for exclusive property listings and promote to qualified buyers.
  • Prospect new client relationships and network with other industry professionals.
  • Negotiate exclusive listing agreements.
  • Assist with negotiations between buyers and sellers and landlords and tenants.
  • Prepare and manage documentation and internal databases to ensure up-to-date property and client information.
  • Partner closely with other staff members to ensure knowledge sharing and cross-team collaboration.
