About The Position

Our Commercial team is looking for a Property Manager, (or a seasoned Assistant Property Manager looking to grow) to join our team in managing our office and retail and mixed use commercial assets. This person will focus on increasing the net operating income of the property through the great relationships you build with your clients happy tenants like to renew!, care and maintenance of the physical asset(s). The position will be based at our new Home Office in San Mateo. The portfolio consists of Class A office and historic retail assets in various stages of new or re-development.

Requirements

  • Minimum of three (3) years in commercial building management.
  • A Bachelor’s degree is preferred, and a high school diploma or general education degree (GED) is required.
  • Firm understanding of commercial leases and operating expense recoveries.
  • Strong written and verbal communication skills.

  • Experience in managing a team.
  • Knowledge of property management software.

Responsibilities

  • Responsible for physical property maintenance by partnering with our engineering team and vended services for the repair and maintenance needs.
  • Develop and administer a capital improvement plan by evaluating property needs and ROI of proposed projects.
  • Oversight of all leases and lease amendments, reviewing and tracking critical tenant and property information.
  • Develop and administer the annual budget to ensure alignment with ownership objectives, financial goals and industry standards.
  • Ensure accurate calculation and recovery of operating expenses and reimbursements.
  • Produce monthly variance reports and quarterly reforecasts.
  • Manage a team consisting of Assistant Property Manager, Property Administrator, and/or maintenance staff.
  • Communicate company policy, procedures and participate in development of staffing plans.
  • Support the leasing process by participation in leasing meetings, broker engagement and tenant relations.
  • Oversee tenant improvements including coordination of plans with architect, bidding, GC selection, contracting and executing.
